Wath Lane, South Hykeham, Lincoln, Lincolnshire LN6

Description
A rare opportunity to purchase a very fine, top quality, substantial, 3 storey property individually built about 15 years ago in a traditional style in the attractive, highly sought-after little village of South Hykeham, around 5 miles south of the centre of the city of Lincoln.

The 6 bedroom 5 bathroom home with a separate double garage and a generous wraparound garden is in a tranquil rural position yet with high speed internet and within very easy reach of city life. Catchment schools are excellent as well as road and rail links. The property is offered with no onward chain.

“We came here from nearby Bassingham about fifteen years ago with our three young sons, taking down the house that was on the site and building this one as my husband is a builder. It was a real labour of love as we were very meticulous in the build. We looked for bricks sympathetic to the rest of the old village of South Hykeham and eventually found a family business in Cumbria that handmade bespoke blends of bricks traditionally pressed. The roof is in black slate to keep in with the character of the small primary school which was built in 1869.”

“Now the boys are older they have all helped their dad build a reclaimed brick wall around the house using bricks from an old Yorkshire farm, whilst my husband also sourced some old hinge stones to create the illusion of an old gate. Although he built many modern contemporary houses, his passion is for building traditional houses, barn conversions with unique fireplaces, beams and quirky twists but with the advantages of modern day living so The Grange was a perfect project.”

“Both the exterior and interior have had much attention to detail. The oak floors downstairs have underfloor heating and my husband hand-crafted all the oak beams and oak window frames in the office. A local carpenter handmade the utility room units which is painted in Farrow & Ball Light Blue; most of the house is painted in Gardiner to create a calm, peaceful atmosphere, with splashes of Laura Ashley Kimono, Fleur de Lys and Sitwell Brick to match the soft furnishings.”

“The house has seen many family parties, Sunday roasts cooked on the large, double oven range and has been a hub of activity over the years for family and friends. Winter is an especially enjoyable time lighting up the log-burners, watching Christmas films on the projector and being able to invite lots of people to stay and enjoy the warmth and loving atmosphere of the house. It is a great time to have a sauna room too.”

“Spring is also a wonderful time at The Grange. The garden is fully stocked with perennials that shoot up every new month starting the year with snowdrops, daffs, bluebells, tulips, lily of the valley, alliums, hellebores, peonies, roses, sweat peas; there are also various clematis, a beautiful wisteria and scented jasmines. The Grange has a resident tawny owl who can be often seen sitting on the fence whilst all sorts of wildlife have been spotted in the lane including deer, hedgehogs, barn owls, butterflies and a range of different birds. There are lots of bridlepath walks, the nicest to the Royal Oak pub in nearby Aubourn, which serves locally produced home-cooked food. The Five Bells at Bassingham is also a lovely place to eat and relax.”

“The church is nearby and is still very active with the bells ringing every Sunday morning at 11, and it holds summer fayres, quizzes and Christmas wreath making whilst the village hall is very modern and is ideal for all sorts of clubs and events.”

“South Hykeham has great travel links to London, trains run from Lincoln Central but also, closer, from Newark Northgate which is short distance drive from The Grange. North Hykeham has its own station which has recently had money spent on it to create a much larger car park to cater for commuters.”

“There is so much to do in the area with big attractions being Lincoln Cathedral and the Bailgate, and if you are a keen football enthusiast, we have Lincoln City football team and, with Lincolnshire having such a history with the air force, we have The Red Arrows.”

“Now the boys have grown up it is time for us to downsize. It has been a very happy house, the boys and their friends have all had such fun and a lot of laughter here, as have we all!”

Location

South Hykeham is a small, leafy village dating back to before the Domesday Book in 1086 when it was described as “hichum.” Set in open countryside, the village has an equestrian feel with paddocks to rent and Bruce’s diy Livery and Hope Meadows Equine close by, consequently there are plenty of lovely walks along bridleways from the doorstep. It also has a village primary school, a very active church dedicated to St. Michael and All Saints and a popular village hall. Conveniently, neighbouring North Hykeham has a great many shops and amenities including a superb new medical centre and even a train station. As well as to other parts of the country, Lincoln station (5.5 miles/20 mins) provides direct train services to London, or from Newark (12 miles/20 mins southwest) taking 70 minutes to Kings Cross.

South Hykeham is only 2 minutes to the A46 for good road links, with the A1 South 10 minutes away at Newark, or if northbound, it is about half an hour’s drive to pick it up at Markham Moor. There are bus services into both Lincoln and Newark.

Schools

Although only a small village, it has its own school, South Hykeham Community Primary, very close to the property rated Good by Ofsted whilst another, Ling Moor Primary School, rated Outstanding is in the neighbouring village of North Hykeham. For secondary education, another Outstanding school in catchment is The Priory Academy lsst which is less than 5 miles (about 15 mins) into Lincoln and, in the private sector, the Lincoln Minster Schools (both Prep and Senior) in the very centre. Further options are the grammar schools in Sleaford, about 19 miles to the southeast, Carre’s Grammar School, and Kesteven & Sleaford High School (for Girls), both rated Good. Newark is only about 12 miles (20 mins) away and has various good secondary schools and Highfields School, an independent prep school.
