The Beeches is fine Victorian detached village house in a really spectacular mature setting with river frontage - tucked away at the end of a No Through Road road, it enjoys the setting of a country house with the advantage of being in the heart of the village. Last sold at auction in 1957 as:-

'The Beeches standing in beautifully timbered grounds (including paddock and rough woodland) of about 9 acres intersected by the river Granta'

The house has been owned by members of the same family ever since.

Understood to have been built in 1880, the substantial property has part red brick, part rendered and black painted timber elevations beneath a tiled roof and displays numerous features of its period, high ceilings, deep cornicing and skirtings, picture rails, panelled doors with brass handles and finger plates, fireplaces, stained glass and deep sash windows. A particularly unusual feature is the 'panelling' in the dining room (although it appears to be wooden, it was actually made from paper) an early type of papier-mâché apparently.

A brick pillared drive sweeps through the grounds to the front of the house to a parking area. The fine hall is approached from an open sided porch with pitched tiled roof porch with stained glass entrance door. Here there are pointed Gothic arches, a wide principal staircase With carved newel post and access to all main reception rooms. To the left is the sitting - or morning room - with a gas coal effect wood burner within an impressive carved fireplace. Beyond is the drawing room with a painted fireplace and overmantel with triangular brick inserts, two sets of French doors to the terrace and gardens and wooden flooring. This leads to the conservatory with spectacular views to the garden, underfloor heating, French doors, tiled flooring and automatic roof vents. This roof has recently been altered to create a solid roof beneath the glass and is still under guarantee.

The dining room also overlooks the garden with a marble fireplace, exposed wooden flooring and picture rail there are two sets of French doors to the rear and original Victorian paper panelling, in addition there is a floor bell here, used we gather in days gone by for the hostess to discreetly summon her staff! Also to the rear is the impressive and vaulted billiard room over looking the garden with radiator grills and Burroughes and Watts slate billiard table and early scoreboards.

The kitchen/breakfast room to the front of the house used to be three rooms and still displays the original servants bells. To one side are the original glass fronted store cupboards and in addition there are two cupboards beside the Aga, further storage, a fitted dishwasher and fridge. Beside the kitchen is the utility/boot room/butler’s pantry with Butlers sink, old pump, water softener, plumbing and space for washing machine and tumble dryer and a pantry with marble slab and slate shelves. The back stairs are here together with access to the laundry yard with log store, tool shed, former gardener’s WC and another former water pump.

There is a cloakroom from the rear hall and beyond, referred to previously as the 'domestic offices', is a study with corner fireplace.

The main turning staircase with half landing and impressive stained glass window lead to the principal landing and the 3 main bedrooms and dressing (or wardrobe) room. The main bedroom has a fireplace with tiles and bay window enjoying garden views, here there is a 'Jack and Jill' bathroom with underfloor heating leading back to the landing. The half landing gives access to the guest suite of bedroom, cloakroom and family bathroom with power shower, panelled bath and walk-in airing cupboard together with 'napiary cupboard'.

The back stairs lead to the upper floor former attic rooms with raised landing, potential library area, and two further bedrooms (one of which is approached via a spacious area that, we understand, was previously plumbed for a bath).

The cellars comprise a wine cellar with wine bins and a second room with slate shelves.

The gardens and grounds are a delight, with south facing terrace, sweeping lawns, a fountain and a folly with stained glass on each of the four sides representing the seasons, over the years this has proved a useful changing room when swimming or punting on the river

There is a mature herbaceous border, and many mature trees, thought to be 47 different species and about 600 trees including Beech, Indian Bean, Mulberry and Wellingtonia. Beside the lawns is a vegetable garden with a range of fruit bushes, a meadow beyond and an orchard of apple, plum, olive and pear.

Location
Linton is a popular thriving village with excellent everyday facilities including the very popular Linton Kitchen, two bakeries, a Co-op general store, a number of pubs, Indian restaurant and a newsagent/post office. There is also a primary school and the well regarded Linton Village College which has a leisure centre.

The medieval market town of Saffron Walden is approximately 6.5 miles away has a wider range of shopping and recreational facilities.

The university city of Cambridge is approximately 10.6 miles to the north west with comprehensive shopping, recreational and cultural facilities.

There are independent schools in Saffron Walden and a full range of renowned schools for all ages in Cambridge.

For the commuter the A1307 leads west to the A11 at Fourwentways which leads north to the A14 and south to the M11 (Junction 9a), the M25, Stansted Airport and London.
