House For Sale £600,000
Reading Road, Shiplake RG9

Description
Approach the property from the Reading Road in Shiplake Cross. The front elevation is classic 1930s pebbledash with distinctive blue painted windows and front door which is echoed along the terrace. An extension has been built to the side, with two parking spaces to the front.

Walk through the front garden up to the part-glazed painted wooden front door, which is original to the house. The house features all of its original internal doors. Many architectural features have been enhanced or added by the late owner of the house, a well-regarded and creative local architect.

From the entry lobby into the dining room, with lead-paned bay window with far-reaching views across farmland and down to the Thames river valley. The window-sill features the original bull-nosed tiles, and wooden window seats have been built into the bay, and to the side. The room gets the morning sun, and benefits from high ceilings, reclaimed oak floors, and a working fireplace.

Into the kitchen, a large space which has been extended outwards into the garden. The kitchen features generous storage in a plethora of hand-painted wooden country-style wall and base units, centred around a granite-topped island. There are attractive ceramic tiles to the floor. Appliances include a low-level integrated fridge, an electric oven and a 4-ring gas hob. Cupboards provide storage space for free-standing appliances including dishwasher, washing machine dryer or freezer units. A Belfast sink sits beneath wooden worktops, with a tiled splash-back. The kitchen has been extended to incorporate a seating area, with sliding doors to the garden, wooden floors and a vaulted ceiling with skylights.

From the rear of this room through into the study, with a window overlooking the garden, and on to the large downstairs bathroom, with tiled floors, a window out to the garden and fitted with a wash hand basin, w.c. And shower.

To the right of the front door is a further extension through a 'glazed link' feature, designed by the late homeowner. This large reception room features vaulted ceilings and wood panelled walls. It is currently in use as a combined music performance room, and as a cosy sitting room. The glazed link windows provide views to the front and of the garden to the rear. A wood burner adds a focal point to the room, which can also be partitioned by a retractible wooden screen. An external door provides access to the side of the property.

Up the carpeted staircase with wooden handrail, and up to the bedrooms.

Bedroom 1 is a romantic space, painted a dark red with hand-stencilled gold motifs to the wall and stars to the ceiling, with the original wooden floorboards, a triple window to the front and recessed hanging space for clothes.

Next to this room is a family bathroom, with a panelled bath with shower head, colourful tiling, a w.c., a wash hand basin and views from the window, across the fields to the front.

Bedroom 2 is a carpeted double bedroom with high ceilings and a window overlooking the garden, an original fireplace and an alcove suitable for a wardrobe.

Bedroom 3 is a single bedroom with a window to the side of the property, with carpeting, high ceilings and a cupboard that houses the brand new combi boiler.

Outside

The rear garden feels private and secluded, laid out with seats among a pretty cottage style garden, with wildflowers, mature beds, crazy paving, a feature contorted willow tree, a variegated hedge with hawthorn, beech and holly bushes, and a mature crabapple tree. Side access from the garden to the front is possible, leading to the front parking spaces. To the rear of the garden a gate leads out to a parking area to the rear of the terraced cottages. This useful area is shared with the further 3 cottages.
