Neen Sollars, Kidderminster DY14

Description
Tetstill Mill is a wonderful and unique country property, in the most idyllic location, situated in the village of Neen Sollars in South Shropshire.

Description

Tetstill Mill was completely reconstructed and renovated in the late 1970's to create a substantial family home in the most glorious and secluded riverside location with stunning woodland and countryside views. The property is situated next to the weir on the River Rea in the small village of Neen Sollars.

There is spacious and flexible accommodation on offer, arranged over three floors. On the ground floor there is an entrance hall with cloakroom WC opening out to a wonderful open plan living room, dining room, kitchen and adjoining utility room. On the first floor there is a master bedroom with ensuite and a second living room which could be altered to create additional bedrooms if required. The second floor has two large double bedrooms and a family bathroom. The property has a lovely mix of period features, retained from the original mill and modern open plan living spaces. The property also benefits from a basement.

Outside, to the front, is a private driveway with parking for multiple vehicles and a detached double garage with workshop above. Beautiful gardens and the River Rea wrap around the property, with multiple levels of mature planting, borders, pathways and formal lawned areas.

Description
The attractive front garden leads you to the front porch and you enter the property into the hallway with a tiled floor and then immediately on your left is a downstairs cloakroom WC. The hallway opens out into a fantastic modern open plan living room, dining room and kitchen with beautiful oak wooden flooring and triple aspect floor-to-ceiling windows that flood the room with light and provides access to the elevated terrace that wraps around the river side of the property.

From the living space and the terrace, you have uninterrupted views of the garden and the river leading down to the bridge. The living area benefits from a lovely Clearview log burner and there is a really useful additional storeroom which has fitted units and wine storage.

The dining area looks out over the river to the wooded banks on the opposite side, which are also owned by the property. The kitchen area enjoys lovely views through the large windows that look out to the river, weir and surrounding countryside.

Adjoining the kitchen is a very useful utility room with a quarry tiled floor, this also houses the oil-fired boiler. The kitchen and utility have an abundance of fitted cabinets providing plenty of storage space, wooden worktops, a Belfast sink with traditional kitchen mixer tap, electric hob with extractor fan hood, built-in Bosch double oven and room for a washing machine and dishwasher. Between the kitchen and utility is a door that accesses the side of the house, a raised seating area and leads back to the driveway.

Upstairs
Stairs lead up from the main living area to the first floor and opens out into a superb, additional large living space. This large room offers flexible uses and is perfect as second living room with office space or alternatively could easily be split to create two further bedrooms, if additional bedroom space was a requirement. There are lovely views from this room overlooking the river to the side and the front of the property. To the right is the master bedroom with triple aspect windows and ensuite.

The ensuite has a separate bath and shower enclosure with mixer shower, pedestal basin and close couple WC. The master bedroom has lovely views of the river, the weir and gardens on three sides and both first-floor rooms feature beautiful original oak beams retained from the original mill.

A further staircase leads up to the second floor, with a large half landing window, where the original character beams and trusses continue. There are two further very good-sized double bedrooms, an airing cupboard and family bathroom with bath, pedestal basin and close coupled toilet. Both bedrooms have incredible views over the river, gardens and the surrounding countryside.

Outside
Outside the property has so much to offer, the terrace that leads directly from the open plan living area is a wonderful place to sit, entertain and enjoy the river as it meanders down towards the bridge and the gardens with pathways and steps to different levels of planting and lawned areas. At the corner of the house by the weir is another raised seating area which leads down to a lovely sandy beach, again with great views around the property. Below the terrace is a very useful basement area with sections that are both open and enclosed, perfect for storing garden furniture, lawn mowers and sporting equipment. To the right of the garage is another lovely lawned garden with greenhouse, net covered vegetable plots with raised beds and mature planting. There is a log store and further storage shed, plus a raised decked area on the still water above the weir, leading down to a pontoon which gives easy access to the river, ideal for launching a canoe or a spot of fishing.

The wildlife around Tetstill Mill is fantastic, from Kingfisher flight paths up and down the river to Otters on the bank. Trout below the weir and coarse fish above in the form of Chubb and Roach. In a truly magical setting, this amazing property must be experienced first-hand to appreciate how special and unique it is.
