The apartment is also less than 50 metres from Kimberley Park itself and less than 100 meters to the nearest entrance to the park.
Internally the property provides a stunning light and airy dual aspect main living room, this room enjoying views towards Kimberley Park from the large bay window and further views over it's own enclosed garden to the side. This main reception room also features a focal point timber fire surround with slate hearth and exposed timber floor boards. The apartment further benefits from a recently refitted kitchen that comprises a blend of high gloss modern floor units and slimline birch wall units. The further accommodation includes the two bedrooms and the bathroom.
The property also further benefits from gas central heating.
Externally as mentioned previously the apartment sits on a large corner plot, this garden area enjoying a good degree of privacy and a lot of the days sunshine.
An incredibly rare opportunity at this time. A viewing is very highly advised.

What The Owners Love About 1A Park Terrace

We have enjoyed living at 1a immensely. Having the park on our doorstep has been a joy, and evening strolls around the park have become a regular event.
We love to sit in the garden, early in the day and hear the birds sing; it is so quiet here. We often remark how 'rural' it feels here, even though we are in the centre of an urban area.
And the fact that we are in an urban area also benefits the property immensely, as a 5 minute walk gets you amongst various coffee and food outlets, a further 5 minutes and you are in the centre of Falmouth.
Our neighbours here have been wonderful, very welcoming and friendly. We were invited to a Jubilee Garden Party over the road and spent the whole day chatting and getting to know people. We now spend a lot of our time waving from the gate!
Access to the train system via Penmere Station is only 5 minutes away by foot and Gyllyngvase Beach a 15 minute walk, through the wonderful University Gardens.
We hope that whoever takes over at 1A finds it as safe and pleasant to live here as we have found it.
