House For Sale £1,100,000
White Horse Lane, Wingmore, Canterbury, Kent CT4

Description
Nestling in the heart of the Elham Valley in an Area of Outstanding Natural Beauty is this charming country property surrounded by gardens and a paddock amounting to 1.3 acres. It was originally built in 1729 with a variety of later additions including an impressive extension created by the current owners. However it still retains delightful period features such as Kent peg tiles, exposed beams and wood floors and doors, giving it such a great character. The environment is very quiet and peaceful as well as being extremely safe for children and pets as it is on a small country lane that only continues to the local farm.

There is a picturesque walk from the wicket gate to the attractive front porch past a pond, a pergola, lawns, mature trees and shrubs. The front door opens into a spacious entrance hall that is large enough to be used as an office and has doors to the charming lounge with its exposed beams, a brick surround fireplace and log burner. This has French doors to the wraparound terrace and a bay with built in shelving and is a great place to spend a cosy evening in the winter. It goes through to a study with bespoke, floor to ceiling shelving and access to the rear lobby and woodshed.

This area of the house also includes a downstairs shower room, the main staircase to the first floor and a delightful family room with multi-pane double doors to the impressive extension. Here you will find a secondary staircase and a spacious kitchen-diner with underfloor heating and two sets of French doors to the terrace. It is open plan to the beautiful kitchen designed and built by Thoroughly Wood, a renowned local bespoke kitchen cabinet maker. It includes a range cooker with gas hob and two electric ovens. The units house a double-drawer dishwasher, washing machine and tumble dryer as well as an inset fridge freezer.

What the Owner says:
We originally bought this house in 2007 as we fell in love with it as soon as we saw it, particularly the peace, tranquility and privacy that it offered. Initially we used it as a holiday home and ‘weekend retreat' and found it a blissful place to relax away from the rigours of working in London but with the high speed train we could still drive to Ashford, get the train and be in St Pancras in 36 minutes. In 2013 we decided it would be our permanent home as we loved the countryside and enjoyed having places to go for walks as we are only 50 yards from fields and the Elham Valley Way. However, we now feel it is the right time for us to downsize.

We are very fortunate to be halfway between the delightful villages of Elham and Barham. Elham is the quintessential Kentish village redolent of the charming atmosphere of a bygone era. It has a delightful village square surrounded by period properties, as well as the requisite church on one side and the pub on the other. There is also the Rose and Crown as well as the Abbot's Fireside hotel and restaurant, the Cosy Tearooms, a corner shop/newsagent, a post office in the pub three times a week and an hourly bus between Folkestone and the city of Canterbury. The city has beautiful historic buildings, high street stores, three universities and excellent private and grammar school provision. The village has tennis courts and an active football and cricket club as well as a good primary school.
