Why you’ll like it:
You can hear the rush of the waves and the calling of the gulls as you approach Viceroy Lodge which holds a corner position overlooking the promenade and sea. As with many seafront Deco buildings, it has the appearance of an ocean liner with clean, horizontal lines and ample glazing. You access this apartment from the side entrance on Hove Street where wide stone steps lead into an elegant entrance hall where a lift awaits to take you to your floor.

You enter first into a gloriously wide entrance hall with space for a desk and furnishings, and two deep cupboards for coats and household items. Immediately impressive, it has clearly been renovated by those with a refined and modern eye for interiors. Even below the immaculate aesthetic, the very workings of the flat have been renewed along with all-new fixtures and fittings alongside some original period features.
Natural light streams into the hall from either side due to a sunny east to west aspect, and the kitchen is first to the left. Navy cabinetry has been paired with terrazzo style stone-effect worktops and brushed gold door furniture for a sophisticated finish and the flooring in on trend in a chevron style. A slimline dishwasher, oven, fridge freezer and induction hob have been integrated, leaving space for a washing machine, and the sink has been thoughtfully placed below the window to enjoy the vista which looks down to the beautiful communal garden then the seascape to the south, and a ribbon of the South Downs can be seen over the rooftops in the distance.

Sharing this westerly aspect, the bedrooms are both double, although the master is larger with two built in wardrobes. Both have soft oatmeal carpet underfoot and Farrow & Ball’s Skimming Stone on the walls providing a blank canvas to suit all. Both also have easy access to the bathroom which is superbly stylish with patterned floor tiles, chevron wall tiles in white and matt black accessories and finishes to the rainfall shower over the bath, the heated towel rail and the taps. A brushed gold shaving point completes the scheme.

With balcony access and ample space for formal dining and relaxation, the living room also has a lovely outlook with oblique sea views. Facing east you sit outside to enjoy a morning coffee, and watch the world go by below you. During the winter, the room feels homely with an original fireplace and traditional column radiators (found in all principal rooms) to warm the space perfectly. The heating is managed centrally, and the cost of both the heating and hot water is included in the annual maintenance.
Set to lawn with beautiful borders, the communal garden is a treat for the senses, and is large enough for several residents to enjoy at once. There are areas to dine alfresco or to have gatherings, and you can sit out here in the last of the summer sunshine where the beach feels too busy during high-season.

Agent’s thoughts:
It is clear no corners have been cut in this renovation, and the location cannot be beaten for beach and city access. It needs to be seen to be admired.

Owner’s secret
“This was a great renovation project for us as the space had so many winning features already with great views, a balcony and generous proportions.
