Wanstead Park Avenue, London E12

Description
A gloriously spacious and classically appointed four bedroom semi detached Victorian townhouse. The sprawling proportions of the period include no fewer than three reception rooms, conservatory, utility room, rear garden, garage and cellar.

You're located on a peaceful avenue in the sought after Aldersbrook Estate, a tranquil leafy village surrounded by open green spaces yet just a ten minute walk from Manor Park station and the new Elizabeth line.

If you lived here...

You'll have over 1800 square feet of living space to play with, fashioning your ideal dream home from these generous rooms, high ceilings and original features. The first of your lounge trio is a huge, bow-windowed reception of 225 square feet, with ornate original cornicing. Reception two is right next door, raising the intriguing possibility pf connecting the pair. Finally reception three is a striking 200 square feet, finished in mine pastel with French doors leading to the garden.

Out here and a large patio gives way to a huge length of lawn just waiting to be restored to glory, running alongside is your private, side driveway and garage. Back inside and your kitchen features pine cabinets, chunky counters and two toned splashbacks. Your conservatory's a bright 100 square feet, sure to spark the imagination, while the handy utility room and spare WC tick off a lot more boxes.

Upstairs and your principal bedroom to the front features its own large bay window and sash for lashings of natural light. Soft pastel finishes are once again the order of the day here, and at a shade under 300 square feet the impressive original architecture is still very much in evidence. Elsewhere, all three remaining bedrooms are substantial doubles, with the rearmost blessed with another bay window and garden view. Finally your family bathroom features a high-tech corner shower cubicle.

Outside, and you've only to cross the road to start exploring one of the widest, wildest open green spaces for miles around; Wanstead Flats, once the favoured hunting grounds of Henry VIII. Perfect for morning jogs, evening strolls or exercising furry friends, you'll arrive almost immediately at the tranquil blue waters of Alexandra Lake. Calm your mind and forget you're in London.

A word from the expert...

"Being a country girl at heart, for me Wanstead is the perfect blend of village/city living. With excellent transport links into the city, I often meet up with friends to explore the wonders of London. But I also enjoy going for long, leafy walks with Hollow Ponds and Wanstead Park on my doorstep.
I was first attracted to Wanstead by its charming High Street, lush green spaces and choice of excellent schools. Since moving here, I have discovered some new favourites — for breakfast La Bakerie, lunch at Otto and The Duke for the best roast around.
I love to stay active, and here in Wanstead you have lots to choose from. From organised yoga at Christ Church Green, personal training sessions at Target Fit or jogging around the various nature trails of Epping Forest.
There is a great sense of community here in Wanstead, with informative Facebook groups, street parties, a monthly farmers’ market and the local jumble trail. I have made many friends locally, there is a genuine community spirit here and I am proud to call Wanstead my home."
