Tottle Wood comprises a delightful and distinct parcel within a wider woodland known as Hoggarth's Plantation. In total the parcel extends to approximately 5.78 acres. The wider woodland is approximately 70acre, allowing for the feel of a much greater woodland, alongside associated environmental and ecological benefits.

Over the years, nature and conservation have been the prime objectives for management, with only small scale woodland operations undertaken. There is well-established flora and fauna, including dense patches of blaeberry/winberry, alongside a number of patches of significant Silver birch regeneration.

There is a clearing shortly after you enter the woodland suitable for parking a trailer or could be used for camping or recreational purposes offering glimpses of Lake Windermere. There is also a variety of paths/trails allowing for access internally helping with management of the site.

The woodland boasts a variety of species, including birch (Silver), Oak, Holly, Sitka Spruce, and multiple species of willow, allowing for a wonderful aesthetic throughout the changing seasons.<br /><br /><b>Directions</b><br />From the A590 at Newby Bridge, take the U5192 (Canny Hill) to Seatle. The wood can be found approximately 1 mile along the road, along Hazelrigg Lane. It is part of a wider woodland, approximately 600m along an internal track, in the North Western corner of the block.<br /><br /><b>Location</b><br />Tottle Wood lies approximately 1 mile south of Newby Bridge, as shown edged red in the sale plan and is within the Lake District National Park. The woodland offers glimpses of Lake Windermere in winter months.

The woodland may be viewed at any reasonable time, provided a copy of these particulars are in possession. A 4x4 vehicle is required to reach the woodland up the track. It is recommended to park at the entrance and walk up the track.<br /><br />
