Entirely unique and breath-takingly beautiful, this detached villa sits in one of the city’s most prestigious enclaves on a sweeping tree-lined avenue in Surrenden. Architecturally, it stands apart from its neighbours being Provençal in style with shuttered windows, clay roof tiles in blue and tall multi pane sash windows on all sides to fill it with natural light while taking full advantage of the views. It houses four double bedrooms, two bathrooms and two generous reception rooms leading out to an exceptional, south-west facing sun terrace and rear garden. It has been a welcoming and happy family home for the last 25-years and has been well-maintained in this time, where many of the original 1930s features have been restored and renovated back to their former glory. In more recent years the entire house has undergone complete renovation using only the finest materials and workmanship to create a perfectly balanced home for the 21st Century family. Its versatile layout offers several options for those working from home, including a peaceful garden level study, and there is potential for further extension or reconfiguration throughout its generous, airy rooms.

This property is ideally located within catchment for some of the highest achieving schools and colleges in the city, both state and private, and transport links by train or car are excellent. It is incredibly wel l-connected to the social and cultural centres of both Brighton and Hove, with the beach and city centre shops accessible in just 10-minutes by car. For commuters, Preston Park Station is a 15-minute walk or the A23/A27 are accessible in minutes. The South Downs National Park can be reached on foot, and there are several beautiful parks nearby, with Hollingbury Woods and Golf Course being a firm favourite for dog walking. With so many exceptional qualities, this beautiful home is a highly attractive and exciting prospect for any growing family wishing to live in luxury between the countryside and the coast.

Why you’ll like it:

Inspired by the country homes of the Mediterranean, this substantial villa oozes Provençal style with clay roof tiles, external shutters and ironwork all picked out in peacock blue against buttermilk cream render. It is unique within Surrenden Crescent and it is thought to be one of the earliest houses to be built on the road holding prime position on the hill. It is set back from the road behind a neat driveway and front garden which is home to a graceful weeping willow and a brick-edged path sweeping down to the front door.

Stepping inside, the true scale and elegance of the house becomes apparent. The ceiling soars and gleaming floorboards flow through the depth of the entrance hall to a full height window framing views over the garden and the local leafy landscape. The natural light is outstanding and the quality finish throughout is immediately impressive.

Living Room & Snug:
Spanning the depth of the house with triple aspect windows and two sets of French doors leading through the snug to the garden, this room is of generous proportions. The original wood floors are sanded and varnished in light honeyed tones with the walls and woodwork in soft neutrals to complement. A contemporary wood burning stove is fitted within the stone hearth adding warmth and atmosphere to wintery evenings, while in summer, the cool breeze can flow in from the garden. There is ample space for comfortable furnishings while the snug has additional space for cosying up to watch a movie on the TV which is cleverly concealed in touch-close cabinetry.

Kitchen and Dining Room:
The kitchen and dining area were originally divided but during the recent renovations, they were opened to create one bright and sociable space for both family time and entertaining. Chestnut wood-effect luxury vinyl flooring flows throughout the space which has clearly defined areas for formal dining, relaxed seating and cooking. Again, the space is triple aspect with a second door leading out to the garden terrace, so the natural light is beautiful throughout the day.
Streamlined and modern, the handle-free kitchen cabinetry offers a wealth of storage solutions with plate drawers and concealed cutlery drawers, all at base level which opens up the space. These are paired with marbled stone worktops with the sink and induction hob seamlessly cut-in. Dual ovens with steamer function and plate warming drawer, plus the tall fridge freezer are integrated, while the dishwasher and pantry are tucked away from sight in an adjoining room which leads through to the integrated garage. Double height into the apex, the garage could be ripe for conversion to create a work space or annexe.

Study and Utility Room:
Built into the hillside, the house has a lower ground floor to the rear which looks out level with the garden. Carpeted stairs lead down from the entrance hall to a utility room which was originally a wine cellar, so it has ventilation and is wonderfully cool. It now has space for two machines, domestic storage and an extra sink alongside space for ironing. It would be possible to convert this room into a bathroom as it has a water supply to create a self-contained annexe on this level – or a guest suite perhaps?
Next door, the study is incredibly tranquil looking out to the floral garden and water feature just outside its window. Tucked away from the rest of the house it is the ideal room for working from home or for use as a fifth bedroom.

Garden & Sun Terrace:
Stepping out from the dining area onto the terracotta tiled sun terrace, you are perfectly positioned to catch the last of the summer sunshine for drinks and dining alfresco. A treat for the senses, you can sit out here as the sun goes down listening to birdsong while the scent of herbs and flowers fills the air.
A wide staircase also leads down from the snug to a large area of lawn surrounded by well-established beds with bamboo and verbena bringing colour and shape to the space. Dappled shade can be found below the boughs of a beautiful copper beech tree and there is ample space or children’s play equipment or ball games. Garden furniture and tools can be kept in a cellar room and there is outdoor lighting and water to feed the plants.

Bedrooms 3 & 4 and Family Bathroom:
Wool carpeted stairs rise up to a generous galleried landing which has retained its original balustrade. From here you access the balcony to the front of the house which looks out over the peaceful crescent lined with mature trees. It is incredibly peaceful out here with low passing traffic, making it hard to believe you are so close to the city.

Bedrooms three and four sit above the kitchen and dining room with a bathroom between the two. They are both lovely double rooms with soft carpet underfoot and they are versatile should you need an additional home office. The family bathroom has been well-designed with a bathtub and a separate rainfall shower lined with urban-grey, large-scale wall and floor tiles for a stylish finish.

Master Bedroom Suite & Dressing Room (bedroom 2):
The remaining footprint of the first floor is devoted to the master bedroom suite which echoes the living room below it with the addition of bedroom two which has been repurposed as a dressing room with ample clothes storage for two. With a door linking the two rooms, this room would also be ideal as a nursery for parents wishing to be close to their young children at night. Even with a super king size bed and several pieces of freestanding bedroom furnishings, the floor space is not compromised, and the views are a joy to wake up to each day. Next door, the en suite bathroom is another sizeable room with classic sandstone-style wall tiles and both a bath and a separate rainfall shower.

Agent’s thoughts:
This striking villa is one-of-a-kind in the city having been so beautifully renovated and restored by the current owners over the years. The light, space and views are spectacular, and it sits in a fantastic location close to several schools, parks and the South Downs.

Owner’s secret
‘We fell in love with the house as soon as we saw it back in 1997, and our love for it has never waned. You feel like you are on holiday every day here as it is so gloriously light and airy in the house and the garden and crescent are so peaceful. This was the ideal family home for us, and we chose the location specifically for the schools and the family friendly neighbourhood. It is a fantastic house for entertaining as the entire ground floor and garden have a sense of flow and we have loved the unique position on the hill where you have maximum light but also maximum privacy. You are perfectly positioned between the city, the sea and the countryside, so you get the best of all worlds, and as a commuter for many years, it was perfect having the station just 10-minutes away on foot. We simply no longer need the space, but it will be a huge wrench to leave.’
