Contemporary village living

Significant in size, oozing with kerb appeal and situated in an idyllic Yorkshire village location, cast your eyes upon Northfield.

This substantial five-bedroom detached family home is located on Water Lane, in the centre of sought after Kirk Smeaton. Built in 2002, its traditional Yorkshire stone exterior opens into a chic modern interior boasting both practicality and style. The outdoor space combines a desirable garden with field views, plus an ample block paved drive and double garage. Setting the tone for the spec inside, upon entry, you’ll be greeted by electric underfloor heating which flows through half the downstairs floor.
Dinner is served

The first of many spacious reception rooms you’ll find in this house is the dining room located just off the entrance.

With twin windows out to the front and soft carpet underfoot, this is a comfortable space where hosting need not create a stuffy atmosphere.

This is in fact one of three rooms set up for mealtimes, so the function of this space could be easily transformed into an area to match your family dynamics more closely. Maybe a children’s playroom or cinema room experience would be top of your wish list.
Cosy lounge

What makes the dining room perhaps so practical is that it is connected directly to the lounge via a set of double mahogany doors, meaning you can really open up the space when it comes to quality family time.

The spacious lounge makes a lovely spot to relax when the nights draw in and you can gather round the fireplace, or in the warmer months, you can open the French doors that enter onto the decking and let in the peaceful nature from the garden.
Multi-functional modern living

If modern living is the style you seek, you’ll not be disappointed as you follow the glossy tiled floor through to the open-plan breakfast kitchen which connects seamlessly through to the family room.

You’ll immediately see the potential to interact with these rooms socially which focus around family life, before school and at the end of a long day’s work. There’s ample space to relax, unwind and catch up.

At the centre of the kitchen is a two-seater island surrounded by an abundance of cupboard space, an integrated fridge, dishwasher, a double oven and grill as well as a ceramic-topped electric hob. A spacious utility room next door gives you plenty of space to play with. The solid oak units maintain the traditional design of the home, and the addition of storage provides practicality. Once you have finished for the day in the kitchen, you can retire to the soft seating of the family room.
Ground floor office

Across the hallway is a bespoke ground floor office which offers exactly what you’d expect from a work-from-home space, with enough floor space for freestanding furniture and a large desk. The aura in here puts you instantly in office mode, ready to start the day with great intentions.

360° dining

There’s one last treat in store on this floor before you head up to the bedrooms.

The purpose-built orangery sits at the rear of the property and is the result of work carried out back in 2012 to upgrade the conservatory to a more robust room. It has been completed to an extremely high standard, with panoramic views out to the garden, and continues the build with Yorkshire stone which defines the exterior of the property.

What is particularly unique about this room is that not only does it offer two routes into the garden and onto the wooden decking, but it also deviates from the standard square finish to allow a round dining table to sit perfectly in the centre – ideal for those occasions when you’re hosting informal dinners.
The main event

At the centre of the hallway is the staircase up to the first-floor landing, where five immaculately kept double bedrooms are waiting for your family and visiting guests. As with the rest of the property, neutral and calming décor means you can move straight in.

Nestled away in the corner is the stunning master suite. You’ll be drawn to the twin windows offering beautiful views of your garden and fields beyond towards Little Smeaton, which is just a perfect way to start the day.

In addition to the generous bedroom floor space, you have a separate en-suite, tiled floor to ceiling and complete with a double sink, WC and double walk-in shower. The separate walk-in wardrobe, which runs full width of the bedroom has built-in cupboards and a dressing table completing the space. It’s everything you’ll need and more.
En-suites as standard

At the opposite end of the landing sat above the kitchen and family room are bedrooms two and three, which are both generous doubles and come with impressive individual en-suites.

The second bedroom set into the apex of the roof is neutrally decorated and, like the master, has a separate wardrobe space which you’ll pass through to reach the shower room. Bedroom three next door has something to savour of its own, with a freestanding modern bathtub and feature floor-mounted tap giving that hotel feel, plus the modern three piece shower room.
Spa-style soak

Perfectly in keeping with the rest of the home, an impressive spa-style bathroom, tiled floor to ceiling awaits.

Without a doubt, the highlight here is the sunken bathtub complete with jacuzzi jets and sound system overhead. Load the tub with bubbles and wash away your stresses.
Space to grow

As with all the bedrooms in this house, size and tasteful décor come as standard as bedrooms four and five prove to be no exceptions.

These ample doubles sit either side of the top of the staircase and both have views across the front of the property.

These are ready to move straight into and the floor space on offer ensures that everyone has a great night’s sleep, with plenty of storage space, which is important for any growing family.
With field views to finish

The cherry on top of this magnificent house is the garden, where you will be truly spoiled by the rural field views beyond your boundary fence.

Tastefully, more than half of the garden’s footprint is completed with wooden decking, which gives you a wide choice of positions to enjoy your outside space. There are no less than three sets of French doors leading out to the garden with a dedicated area for dining outside the lounge.

Immaculately landscaped, the garden drops down a level via block paving with two circular enclosed lawns either side of a second decking area which again spans the width of the garden and is raised upon ten-foot stilts to offer an uninterrupted view towards the River Went. Imagine this as a spot to relax when set up with a couple of sun loungers. Carefully positioned mature shrubs and trees offer privacy from the neighbours without changing the natural appeal of the landscape.
Area to explore

If you’re in the market for a traditional, charming Yorkshire village, we’d be surprised if Kirk Smeaton hasn’t already made it onto the shortlist.

Facing its sister village Little Smeaton across the River Went, Kirk Smeaton is the most southerly village of beautiful North Yorkshire and it’s easy to see why it’s so sought after.

Rurally idyllic and renowned for its warm country charm, there’s an abundance of woodland walks on your doorstep surrounded by open fields and the peaceful Brockadale Woods and Nature Reserve.

But this beautiful seclusion doesn’t come at the expense of village amenities. The highly rated Shoulder of Mutton pub is a proper old-fashioned village pub which plays a central role at the heart of the community. It offers the perfect place to catch up with your fellow villagers over a cold, crisp pint or glass of wine.

Opposite here is also a small post office which stocks enough everyday essentials to avoid travelling to larger nearby towns, freeing up more time to relax in your fantastic new surroundings. Fortnightly visits from a fish and chip van as well as a mobile library are also highlights for residents in this friendly community. These are rural comforts but within a few miles you also have access to the A1(M) to make travel up and down the country, as well as to larger towns and cities in Yorkshire, no great hardship.

The village primary school comes with an excellent reputation and there’s a choice of nearby secondary schools, as well as the established Quaker School offering a private option just a few miles away in Ackworth.
