Kirtlington needs little introduction locally. It is, simply, one of the most popular villages in North Oxfordshire. There are many reasons. The great local primary school also feeds through to an excellent C of E secondary in Woodstock (with private schools also within easy driving distance). Two high quality pub/restaurants provide great food and drink. Close road and rail links (40 mins to Marylebone from Bicester North - 6 miles away) provide immensely easy commuting. The old stone quarry by the canal plus the Capability Brown gardens of Kirtlington Park offer lovely walks etc. But for many, it's the community with its all-inclusive ethos, sense of vibrancy and spirit that makes it the sort of place people rarely want to leave.

Number 51 took us by surprise, in all the right ways. It’s larger than we expected, well finished, and sat very near the end of the cul-de-sac hence little passes by. But quite aside from that, it has a very calm and inviting aura about it. This is partly the well-chosen decor and also our vendor's choice of furnishings, which suit it well. But it's probably just as much the layout and proportions, which make for a house that feels brighter and more roomy than we expected. And in addition, there appears to be potential for a loft conversion (looking at next door, which already has one) if you need more space. For a village with a high average property price, this house offers excellent value.

The positive experience starts immediately as you enter. The porch is surprisingly large, wide and includes a large window to the right hand side that floods it with light. Take a left into the hallway and there’s lots of the same, a good sized space with a really attractive timber floor. Stairs rise away from you, turning halfway up, a clever design to save space, and there's a deep cupboard beneath. At the front of the house the kitchen is an excellent room. Large enough to take a very good size table in the centre, kitchen units run all the way round three sides, offering masses of storage as well as space for everything from washing machine and dryer to a dishwasher and fridge freezer. And the style is very pleasing, with a slate tiled floor that matches the dark worktop, contrasting with light timber style units.

Across the hall, the living room is equally satisfying. There were originally double doors leading into it, but these have been removed to further flatter the feeling of space in what is already a large room. Glazing, including French windows, covers most of the rear wall, ensuring there is a view over the garden at all times as well as masses of natural light. The fireplace houses a grate for an open fire, with a stone surround. It's relaxing, attractive and easy to use as the proportions are great.

Head upstairs and the three bedrooms are all pleasantly arranged off a useful landing, on which there's a large airing cupboard. The smallest is currently used as a generous study, for which it is perfect, but it would work equally well as a child’s bedroom. Next door, a good size double is well proportioned and light. The largest of the three is very generous, complete with a built-in double wardrobe next to which is a wide alcove perfect for a chest of drawers, desk or similar. Serving all three, the bathroom is modern and attractive, fully tiled around the bath and lower walls. A chrome towel radiator has been fitted, and a nice touch is the film star mirror with lights inset.

Outside, at the front a small lawn is edged with brick to the left. On the right the hard standing provides both a path to the door and a handy parking space immediately by the house - and the very useful garage is located in a small block just the other side of the cul-de-sac. To the right, a picket fence and gate accesses the rear garden. The path leads to a terrace that runs the full width of the rear of the house, with a small shed nestling in the corner. Beyond the terrace, there is decking to the right beyond which the lawn runs down to a point at the rear. It’s peaceful and very private.
