House For Sale £350,000
The Old Chapel, Querneby Road, Mapperley, Nottingham NG3

Description
Built approximately 1885, this former chapel to the old school is available to the market with no upward chain.

The property measures 148 m² which is as big and in some cases bigger than similar three bedroom detached properties within a half a mile radius at similar prices.

An interesting fact about this property is that in the early 1900s it was once owned by the Bishop of Sierra Leone.

The seller has renovated this property with passion and eco-friendly materials. Throughout the property, there is reclaimed mahogany wood that is used for the flooring and doors which in its previous life were walls from a school.

The kitchen is entirely bespoke. There is reclaimed curbstones and cupboard doors made from pitch pine wood and beach wood for work surfaces.

The swing was installed next to the woodburning fireplace which is made from a single piece of wood. It was purposely created in a three-dimensional shape over 17 years.

The main bedroom has been created through the installation of a mezzanine level. The seller had one of the roof trusses supporting the pearlings removed and had a universal column installed to support the roof. This column has been cleverly disguised with a reclaimed stainless steel tube from a power station.

The renovation project took seven years to complete. This includes rewiring (2013), plumbing and a re-installation of the roof which includes a breathable membrane that is underneath the original tiles. A boiler was installed in March 2022.

A roof garden has been created after the addition of a dormer window to the mezzanine bedroom. The flat roof on the garden has a new rubber membrane with stainless steel flashing installed under the decking, gravel and artificial grass.

There is internal insulation through the plasterboard on the walls.

All works to the property was carried out by an engineer making the property robust.

All the windows and doors are double glazed. The large windows on the front elevation are handcrafted stainless steel frames.

The bathroom was cleverly designed to incorporate a panelled bath tub, wash handbasin, low-level toilet and a walk-in shower area with efficient drainage.

The external courtyard to the side of the property is low maintenance, with a patio, gravel and fencing. There is access to the space at the rear of the property, for additional storage, and you will find a reclaimed tractor seat attached to the wall next to the french doors.

There are night lights installed outside the door of each bedroom and the staircase, for low level lighting at night to find your way around safely.

A few things to note about this property: There is space for off street parking for at least three vehicles. This space is within the title plan and boundary, but cannot be classed as a driveway due to the width. It is used however for parking. The roof garden cannot be classed as a terrace due to the absence of barriers. This is utilised as a roof garden/terrace but we cannot stipulate this due to regulations.
