2 bed Flat For Sale £1,200,000
Bermondsey Wall East, London SE16

Description
This beautiful two-bedroom warehouse apartment in Bermondsey is positioned on a narrow bend on a quiet stretch of the river Thames. Situated in the Grade ii-listed Corbetts Wharf, it has long-reaching views along the river towards Tower Bridge, the Shard and the City in one direction and towards Canary Wharf's glittering skyline in the other. The apartment unfolds over 1,200 sq ft and has been sensitively converted; contemporary additions have been introduced, yet the tactile industrial vernacular remains. Located just three minutes' walk from Bermondsey underground station, it has great connections to the City and central London.

The Building

The apartment is situated on the first floor of a former cereal, flower and bulb factory. Built in the mid-19th century, the building was previously joined to other warehouses on the south side of the street by a gantry. The warehouse closed in 1972 and was converted in the 1980s.

The building was granted Grade ii-listed status in 1989 because of its impressive riverside façade of London Stock Brick, punctuated by seven bays of symmetrical fenestration. On the other side of the building, prominent red cast-iron columns support the first floor. This building, alongside Oliver's Wharf and Bulter's Wharf, makes up a pocket of converted factories on the south side of the Thames, which are a handsome reminder of the city's industrial past.

The Tour

Access to the apartment is via a hallway, bound by glass brick walls leading to the kitchen, living and dining room. This is a sweeping open-plan space with original wooden beams, structural pillars and large factory windows overlooking the Thames. Characterful parquet flooring is paired with the honest texture of the exposed and painted brick walls, nodding to the apartment's former iteration as a warehouse. At the northern end of the room, glazed doors open onto a balcony with 180-degree views of the river. The large windows have sills made of upturned bricks, creating space for storage or seating with beautiful views of the Thames.

The kitchen and dining area is delineated by two steps that descend to the second half of the room; two pendant lights continue the industrial theme. The kitchen is set into the corner of this room, where the floor is laid in muted grey tiles. Stainless steel worktops and cabinetry conceal appliances, and there is a Smeg Gas oven; blue tiles by xxx form the splashback.

At the south end of the plan are two bright double bedrooms. The main bedroom has built-in wardrobes providing plenty of storage; a pivot door adds a sense of drama. Both rooms have frosted glass brick walls allowing light to flow through the plan.

The bathroom is finished in different shades of grey; large concrete floor tiles complement the dark grey marble surrounds and stainless steel sink and door. It has a walk-in shower and a bath.

Outdoor Space

A balcony leads from the kitchen and hovers over the water below. From here, it is possible to enjoy the ever-changing vistas from a fantastic vantage point on this bend of the river, with views stretching east to Canary Wharf and west to Tower Bridge, St Paul's and central London beyond. There is plenty of space for potted plants and outdoor dining.

The Area

Corbetts Wharf occupies a remarkably quiet and unoverlooked position above the banks of the Thames, with the green open spaces of King’s Stairs Gardens a two-minute walk; here, there are dedicated areas for picnics, along with a children's playground and areas for dog walking. The larger Southwark Park is also close.

The immediate area is home to a number of theatre and film studios, as well as some renowned pubs and cafes such as The Mayflower, The Ship and The Brunel, and the charming WatchHouse Café.

Bermondsey Wall East is extremely well-located for transport links. Rotherhithe Station lies less than a ten minue- walk east and runs London Overground services to Shoreditch High Street and Highbury & Islington. Canada Water is a 15-minute walk for Jubilee Line services to London Bridge, Bond Street and Stratford International.
