Land For Sale £1,350,000
Prairie Street, London SW8

Description
This rare plot of land on Stanley Grove represents a fantastic opportunity to build a pair of houses designed by multiple award-winning architectural practice, Liddicoat and Goldhill. The scheme has been formulated with a two-phase build in mind, comprising first Orpheus House, an ingeniously configured three-bedroom riad-inspired house, which will sit in its own plot behind the Victorian terrace of Stanley Grove; the design introduces floor-to-ceiling glazing alongside exposed brick, polished concrete and vast sections of skylight. The second phase seeks to complete the Victorian terrace with a contemporary, three-bedroom semi-detached house. Full details of the planning documents can be found here.

The Architect

Founded in 2010 by husband and wife David Liddicoat and Sophie Goldhill, Liddicoat and Goldhill has developed a specialism for new build homes & hotels. Many projects include sensitive restorations and additions to historic structures. Current projects include local, national and international builds. The studio employs a collaborative ‘agile’ design management system to foster creative thinking.

Liddicoat & Goldhill was awarded a riba award and Manser Medal nomination for the hand-crafted Shadow House. A Manser Medal commendation, riba London Award and riba House of the Year shortlisting came for the self-initiated Makers House – followed by a prestigious Stephen Lawrence Award shortlisting and a third riba award for the kinetic Ancient Party Barn.

The Tour

Stanley Grove marks the boundary of the Park Town Conservation area in Wandsworth, developed from 1863 onwards with the help of architect James Thomas Knowles. It is particularly notable for its variety of terraces; some traditional townhouses and other purpose-built flats designed to look like terraces. Sitting between Battersea and Clapham, the house is well served by rambling parks, shops, and restaurants.

Current permission provides for the renovation of the existing terrace and the construction of a separate dwelling known as Orpheus House.

Orpheus House

Phase one of the development is planned as the construction of Orpheus House. Nestled at the back of the plot, Liddicoat and Goldhill have cleverly used its corner position to create an interesting internal layout configured around a series of internal courtyards inspired by Riad houses and stretching over 2,100 sq ft. Skylights will be cleverly placed throughout the plan to ensure both privacy and a beautiful flow of light throughout the living spaces.

Orpheus House will have private access at the side of the original terrace, its volume concealed from the street by a private pathway opening out to reveal its subtle brick and larch-clad façade.

The entrance hallway will step down into the main living spaces, which concentre towards a courtyard at the far-end. To the left, a second courtyard will punch into the kitchen, delineating this space from the envisaged dining area – with a skylight above – and the living room. At the far end, a glazed door will step out into the courtyard. The architects have also imagined a snug and study on this level, sitting partially under the volume of the first floor and wrapping around a third courtyard at the corner of the site. From the study, stairs will lead down to the cinema room and plant in the basement.

The first floor has been designed to mirror the heights and volumes of first-floor extensions on the surrounding terraces. Clad in larch, it will overlook the green roof of the lower floor, a subtle and naturalistic contrast to the robust industrial materials of the ground floor. Plans allow for three double bedrooms fanning out from the central staircase, each with bespoke built-in cabinetry.

The main family bathroom, a separate WC, and a utility room will lead off the entrance hall on the ground floor.

The Original Terrace

The second phase of development allows for the renovation of the existing Victorian terrace. Extending over four floors and 2,500 square feet, the house will offer flexible accommodation with a modern finish. The designs are characterised by the inventive reconfiguration of internal space and the introduction and wide windows which will overlook the green roof of Orpheus House at the rear.

On the ground floor, the plan imagines two reception rooms leading off the entrance hall, along with a WC and bike store. To the right, a staircase will lead to an expansive kitchen and living space, opening directly to a courtyard garden through full-width sliding doors. The architects have imagined three double bedrooms on the first and second floor, each with an en suite. The main bedroom on the first floor will have wide bifold doors, which will step out onto a balcony. A separate study has been planned for the second floor. The design allows a combination of large communal spaces along with retreating space on the upper floors but leaves space for further personalisation in the finishes to be bused.
