Description

Light and location are at the essence of Tall Trees. Situated on the edge of Painswick in an idyllic rural setting, the property has the potential to make a wonderful family home. In the same ownership since it was first built in 1973, the house would now benefit from modernisation. In an elevated position, the property has numerous full height windows optimising the views to the hills beyond and the plethora of trees lining Kings Mill Lane. The property is one of 8 on the Randalls Field development, all cleverly designed with large picture windows to maximise light, yet all benefiting from total privacy. The house is accessed via steps up to a raised balcony path leading to the front door.

The property opens into a reception hall with cloakroom off and the kitchen to the far end. Fitted with wooden units, the kitchen has rear access to the garden and a good sized utility to the rear, also with outside access. The dining and sitting room create an L shaped space with partition doors, should you wish to separate the two spaces. A pretty fireplace provides a focal point to the sitting room and double doors open to a Juliet balcony with views across the valley. Stairs lead off the reception hallway to the first floor where there are 4 bedrooms, the principal room with en-suite bathroom and built-in cupboards, plus a separate bathroom. The garden envelopes the house and is gently sloping with numerous borders and a patio area, in need of attention. There is a gently sloping drive to the front of the property with ample parking for several cars, as well as a large double garage.

Directions

From our Painswick office, follow the A46 in the direction of Stroud and take the first left immediately after the car park into Stamages Lane. Continue down the hill and turn left at the little crossroads into Kings Mill Lane. Continue almost to the other end of Kings Mill Lane and take the second of the Randalls Field turnings. Tall Trees is the first house on the left.

Location

Kings Mill Lane is one of Painswick's best kept secrets. Tucked away on the edge of the village, this tranquil location provides the best of all worlds, offering a magical rural haven with deer frequently seen grazing the verges and pheasants strutting in the garden, whilst remaining within easy walking distance of the centre of the village. Often referred to as the Queen of the Cotswolds, Painswick has a tremendous sense of community spirit and a good supply of local amenities including a popular primary school, two pubs, a bijou hotel just a short walk from Randalls Field and a small local restaurant, as well as a newly opened cafe and arts shop. There is also a well stocked village shop, chemist and even a highly acclaimed fabric shop. One of the many attractions to the area is the excellent schools, with grammar schools in Stroud, Gloucester and Cheltenham, as well as numerous schools in the private sector. The village is popular with tourists and is well known for the beautiful Rococco Gardens and also its Beacon, a huge expanse of common land offering a wonderful source of walks and far reaching views to the Malvern Hills and also host to a golf course.

Well placed for commuting, Painswick is circa 90 minutes to London by train, from nearby Stroud mainline station and approximately 20 minutes drive to Cheltenham and Gloucester. The M5 motorway is also within easy reach, for commuting to Bristol and the Midlands.
