Inspection

Upon inspection, we found that there is a fine diagonal stepped crack within the corner brickwork of the garage at low level. This crack is near to a Bay tree in the neighbours garden.

There are also some very fine cracks in the rear elevation wall of the bungalow around the rear corners of the French doors to the living room.

Conclusions & Recommendations

From our inspection of this property, we can confirm that the cracks observed are long standing, historical and very fine.

We would recommend that a single Helifix Helibar reinforcing bar is installed within the horizontal mortar joint across the corner crack in the garage. This reinforcing bar will strengthen this corner brickwork and prevent any further cracking. The mortar joints should be re-pointed using a mortar to match the existing colour and texture.

The fine cracks around the French doors should be re-pointed externally. Internally, the plaster should be locally removed, expanded metal lathing (e.m.l.) fixed to the wall, before re-plastering and redecorating to match in with the existing.

As a precautionary measure, we would recommend that the Oak trees at the rear and the neighbours Bay tree are substantially pollarded and the vegetation in the rear garden is trimmed back.

Location Gosfield is located in the heart of rural north Essex, providing good local facilities including an active community shop, a thriving pub, micro-brewery, social club and a hair and beauty salon.

A short drive away leads to the Gosfield Lake Golf Club, which sits adjacent to Gosfield Hall, a magnificent Georgian manor house.

The immediate area provides an excellent variety of educational facilities, including St. Margaret's Prep School, Gosfield School and a primary school.

Around a quarter of mile from the property is Gosfield Lake, a family-run nature park set around a 36 acre lake providing a range of activities, as well as the popular Apple Tree restaurant.
