Description
The sale of 3 Love Lane offers a rare opportunity to own a substantial Grade II listed, three storey, terraced house in a quiet location within the Elizabethan town walls of Berwick upon Tweed.

3 Love Lane is understood to have been built in the early 1750s and is believed to have originally been two merchant houses and was joined together not long after being built. The house was divided up into tenements some time in the 19th Century and evidence for this can be found by the Victorian range found in one of the bedrooms and from Census records in 1901 which show several families lived in the property at the time.

Accommodation
The property is accessed directly from Love Lane through a two leaf timber door with arched starburst fanlight. The door opens into a high-ceilinged short staircase with internal windows looking down to the lower floor kitchen. At the top of the stairs is a Georgian style glass inner door and surround giving access to a bright and welcoming hallway. Original, stripped, six-panel doors lead through to two well-proportioned reception rooms on either side of the hallway. These rooms benefit from period features including a cast fireplace, cornicing and ceiling roses. All windows have original sash windows with working shutters which flood the rooms with natural light. The living room has the addition of a quaint greenhouse built into the original exterior walls of the building which offers a sunny space to grow plants and vegetables and overlooks the rear courtyard. A staircase in the hallway provides access to the first-floor and another down to the lower floor. To the rear of the house is a third reception room which houses the gas central heating boiler and could easily be used as a fourth double bedroom. There is also a well-appointed W.C on this floor, with traditional low-level toilet, wall mounted wash hand basin, and 'Fired Earth' mosaic floor tiles.

On the lower floor is a beautiful dining kitchen with free standing units exposed ceiling beams and a wealth of historical features. The multi-fuel stove is surrounded by a fireplace made of sandstone which is believed to have been recovered from the ruins of Berwick Castle. The floor is made up of natural flagstones and is thought to have been laid when the house was built. To the rear of the kitchen an opening leads through to a bright utility room with white painted stone walls and an ornate brick-built fireplace and grill. There is a Belfast sink and space for two appliances and plenty of work benches. Plus, a cupboard under the stairs allows for more storage and room for a further appliance. From here the courtyard and garage can be accessed.

On the first floor there are three double bedrooms, one with a Victorian range and a second with an ornate cast fireplace. The master bedroom has a multi-fuel stove. All bedrooms have working shutters at the windows and built-in storage cupboards with hanging space. The master bedroom also has the benefit of a walk-in dressing room which does have water and drainage so could easily be reconfigured into ensuite facilities. The large family bathroom across the landing is fitted with a white suite including a cast iron bath with electric shower over. A door within the bathroom leads to a good size storage room with exposed stone wall which has the potential for extending the bathroom or to create a separate dressing or vanity room.

Outside
On the lower floor, a door in the utility room leads out into a charming, private courtyard with mature, climbing shrubs and exposed stone and brick walls. The courtyard has plenty of space for relaxing and for alfresco dining and entertaining on warm summer nights. A door leads into a large garage, once used as a stable, with double doors giving access to Love Lane.

Location
3 Love Lane is situated within a conservation area and on one of the oldest streets in Berwick upon Tweed with records of the area dating back to the 13th Century. Love Lane is a quiet road just off Bridge Street, which is often described as one of the trendiest streets in the town with its independent shops, bars and restaurants. The house is literally a few steps away from glorious views of the River Tweed and the Elizabethan town walls. The town offers a comprehensive range of shopping, banking, educational and leisure facilities together with modern sports and arts centres. The mainline railway station is within an easy walk and provides regular services to Newcastle, Edinburgh and London. The A1 is also within easy reach providing excellent access to the national, regional and local road network.

Berwick upon Tweed is a historical town well known for its stunning architecture and the Elizabethan town walls and is situated at the heart of the rugged coastline and unspoilt beaches of North Northumberland and the eastern Borders. Lindisfarne National Nature Reserve, Bamburgh Castle and the ancient Border towns of Coldstream, Kelso and Melrose are within easy reach. There are a number of excellent links and inland golf courses locally, including a Championship course at Roxburghe and an Open qualifying course at Goswick. There are popular racecourses at Kelso and Musselburgh. The River Tweed and its tributaries provide internationally acclaimed salmon fishing and there is also good sea trout and trout fishing available locally. The area is renowned for the quality of the countryside pursuits on offer and the east coast provides dramatic scenery, magnificent beaches, sailing, sea fishing and diving. Despite its proximity to both Edinburgh and Newcastle, the area has a low population and therefore offers a quality of life that is becoming increasingly rare.
