St Andrew's Church is believed to have been built in the mid-19th Century and was until 1978 a fully functioning Church of England place of worship. In 1980 the property was sold by the Church of England for use as an ‘organ repair workshop’.
The building has handsome, warm local stone elevations with stone buttresses under a slate roof and classic leaded, stained glass and clear glass mullion windows. The building is, in essence, two spaces with the main body of the church currently divided into three areas, with a chancel with a small vestry off complete with original altar to the back, a central nave area complete with pulpit to the middle and, to the front, an area divided by a block-built wall from the nave. To the rear of the property is the old school room, off which there is a WC.
The property has three phase electricity and water connected.

Agent’s Note - The Church of England has the benefit of a covenant that states that the property shall be used as an organ repair workshop only. An exchange of emails has been had between our clients and the Church of England’s surveyor which outlines the Church of England’s conditions for varying the covenant to residential or alternative commercial use, prior to auction. Interested parties wanting to vary the covenant will need to approach the Church of England post-auction to conduct their own negotiation at their own expense.
The email from the Church of England’s Surveyor was as follows:-

“Following our brief telephone discussion last week, I now have authority from the Church Commissioner to confirm our proposals for covenant modification. This is as follows:

The Commissioners will agree to the following covenant wording – “not to use the said property or any part thereof for any purpose other than for “studio and/or workshop and/or office and/or light industrial and/or residential use”.”.
The other covenants would remain.
It is considered that the easiest approach to assessing the price to be paid for covenant modification is to take a percentage of the sale price. I understand that it is your intention to offer the property for sale by auction in which case it is a clear open market transaction. Bearing in mind that the saleability and value of the premises subject to the existing covenant (that they can only be used as an organ repair workshop) severely restricts the amount a prospective purchaser would pay for obvious reasons, I consider that a realistic percentage of the sale price would be 50%. The 50% would be payable to the Commissioners I have also looked at the possibility of a separate dwelling in the rear garden at some stage in the future and if that proved to be the case then there would be an overage of 25% of the development value payable to the Church Commissioners.”
