House For Rent £4,000
Marshmouth Lane, Bourton-On-The-Water, Cheltenham GL54

Description
An exceptional Grade II Listed cottage with annexe, tucked away in a quiet location within Bourton-on-the-Water.

Description The property has recently been renovated while keeping and exposing all original futures, now a unique traditional character cottage that offers true luxury. It boasts exceptionally well presented internal spaces and impressive character features over three floors with the added benefit of a completely new stunningly designed annexe that provides a further two bedrooms and bathrooms.

On the ground floor, there is an entrance porch with cloakroom, sitting room with window seat and fireplace with log burning stove in situ and a separate dining room. The kitchen/breakfast room has completely remodelled using Silestone quartz worktops and an extensive range of top of the line units with built-in appliances such as a Miele oven, a tall built-in Liebherr fridge and a separate under-counter Liebherr freezer. On the first floor, there are two bedrooms, with the master having a large re-fitted natural stone en-suite bathroom. On the third floor, there is a further bedroom and re-fitted natural stone bathroom.

The annexe has been constructed to an incredibly high standard using seasoned oak, it is configured as two double bedrooms both with en-suite bathrooms. The annexe rooms can be used for guests, but can also be used as offices, as both rooms have ethernet sockets, as well as wifi, to maximise internet performance.
Outside the gardens surround the property, being predominantly laid to lawn with stocked flower and shrub borders. To the rear of the house, there is a patio area – perfect for al fresco dining and an all-weather table tennis table. The driveway provides ample parking for several cars.

The property is offered furnished. EPC E. Pets by negotiation. Available 15 August

owner's comments "When I purchased the property, it was sound, but the interior was dated and generally in need of quite a bit of improvement. I wanted to breathe new life into it and generally make the house much more conducive to modern living, but in a way that would not compromise its wonderful sense of history. So internally i've maintained the character by exposing and enhancing the original elm wood floors and staircase, the old beams, which were originally black, have been painted white to enhance the feeling of light and the gorgeous inglenook fireplaces are now real features of both the lounge and the kitchen. However, what makes the property so unique is the fact that alongside these lovely old features, I have added top-of-the-range, contemporary fixtures and fittings. For instance, in the kitchen I have installed high-end Italian white lacquered units with white quartz Silestone worktops: The large luxury main bathroom has natural stone tiling, a Duravit toilet, Villeroy & Boch bathtub and stunning Grohe taps; the second bathroom is of equal quality and both feature under-floor heating – as does the kitchen – and the whole property has been decorated throughout using a range of elegant Farrow & Ball paints. I would say that the old now blends beautifully with the new, and the attention to detail has been minute. The lighting has been meticulously designed. The annexe has been particularly challenging as I wanted to add a traditional and exceptional feeling of space and luxury. I am delighted that the whole of the "Riverview Annexe" is heated independently using a wet underfloor heating system (no radiators), ethernet sockets, Oak rafters, beams and posts, perfectly designed natural stone bathrooms with top of the range fixtures such as Grohe concealed cisterns and quartz worktops, skylights with motor operated blinds. "Bourton-on-the-Water is a charming little village, it boasts a fantastic array of shops and amenities, It is a uniquely finished detached character cottage, and I am extremely proud of what I have achieved." says the owner. "There are lots of places to visit in the local vicinity, including Birdland, the motor museum and a climbing centre, and of course there is all of this glorious countryside to explore."

Favourite Room: "The whole house is just beautiful, each room has its own unique charm, but if I had to pick a favourite it would probably be the kitchen, " says the owner. "It boasts lovely proportions, so there is room for both cooking and dining, and it is a very luxurious space that features all the mod cons one would expect in a house of this quality."

"The garden is another lovely feature of the property, " says the owner. "It extends to around a quarter of an acre and completely envelops the house. It incorporates an outdoor table tennis area, a dining area and a lawn with sculpted herbaceous borders. There are several mature fruit and specimen trees including apple, Acer, pine and magnolia. It is a beautiful, peaceful and private space."
