House For Sale £600,000
Picton Street, Bristol BS6

Description
"Montpelier is such a special area, and it is very central, which is great as you can walk everywhere, but it also has an amazing community. It has a range of lovely local schools with lots of family and community involvement and engagement. St Werburghs is really close and has a lovely city farm, through a lovely walk by the rolling allotments. We made friends easily in this area, as there are so many warm and friendly people here.

The neighbours are great on all sides and the local shops are amazing, from the Italian Deli and Mashriq’s great range of Caribbean and Asian produce (the best chilli sauces in the area) to the farm shop as well as great curry at the Mela and Thali, and the Oowee vegan burger shop!

We bought the house in 2015, it was very much in a state of repair. We spent years lovingly restoring the house and did some big structural work too, also adding the cabin to the garden as well. The house has so much scope for differing people, the shop room at the front we used as a reading room with the wonderful light flooding in, and we had lots of plants in there. However, we did toy with making it into a natural and organic wine shop. The cabin is a great space to either Airbnb, or in the week use it as the office space/yoga/work out room, and on the weekends for staying guests. We loved living here, Montpelier is a truly special area, and Bristol is simply wonderful. The house and garden have a lovely calm feel, and we have many fond memories in the house. It really does have the best of both worlds; being such an accessible area, with so many wonderful places to eat and drink on your doorstep.

It served us so well as a family, and we know the next owners will be very happy there!”

Picton Street is a fantastic position within Montpelier, close to St Pauls, Cotham and Stokes Croft. Residents of this immediate area are within easy reach of shops, bars and cafés of Cheltenham Road and Gloucester Road. All within a short walk, The Bristolian, Emmeline, Café Kino, and The Crafty Egg offer a diversity of cafe options, whilst local pubs such as The Cadbury and The Star and Garter come highly recommended. For commuters, the area is extremely well placed for a short walk or cycle into Bristol City Centre. Buses run frequently along the A38 and train transport is available across the city and to Bristol Temple Meads via nearby Montpelier train station. For those looking for access to green space, the house is just a short walk from St Andrews Park and the Narroways Nature Reserve in St Werburghs, whilst getting out to the country via the nearby M32 or Temple Meads train station is also straightforward.

Nestled into Montpellier is this beautifully presented four bedroom grade-ii listed Georgian townhouse with a red brick facade. Upon entry, you are met by a reception room flooded with light through the converted shop front. Through to the rear of the hall floor, there is a double bedroom with high ceilings, two-tone painted walls, and spotlights that were added during a complete rewire of the property. The lower ground floor has a tv room/snug to the front and a kitchen-diner to the otherside, with a great amount of countertop space, pink mosaic tiles, and large sliding doors that open out onto a leafy tiered garden with a decked area, patio area, as well as a lawn that has a burnt-wood cabin with plumbing and electrics. The first floor comprises a double bedroom with wooden floorboards, built-in wardrobe, as well as a period fireplace, whilst the bathroom has stunning freestanding sinks and bath, rainfall shower, as well as another fireplace.
