House For Sale £1,000,000
South Canterbury Road, Canterbury, Kent CT1

Description
On the edge of the Canterbury Conservation Area is this delightful detached and extended 1930s family home. It is set back from the road and approached via a driveway leading to the integral garage and discreetly hidden behind a brick wall, trees, shrubs and a front lawn. With its pitched roof porch, diamond pane leaded light style windows and black and white elevations it has instant kerb appeal and, although the house has been updated over the years, it still retains charming period features including fireplaces, picture and dado rails.

The formal sitting room has a brick fireplace with a wood surround and a bay window while the large lounge has wide patio doors to the charming hexagonal conservatory that provides wonderful views across the garden. The kitchen was redesigned a couple of years ago and includes attractive units housing an induction hob, double oven and includes space for a tall fridge and dishwasher. There is an open archway between the kitchen and the good sized, double aspect dining area that has a door to the terrace as well as access to a lobby, cloakroom and the garage that could always be converted to provide additional accommodation. The hall includes an airing cupboard with stairs to the first floor. On one side of the first floor is a spacious main suite incorporating a large double bedroom and a bathroom with a bath and separate shower and provides a level of privacy from the rest of the bedrooms. In the other direction is the family bathroom and two good sized double bedrooms each with a period fireplace, one with a fitted cupboard and the other with a bay window and a wall of fitted wardrobes. While on the second floor there is another double bedroom under a vaulted ceiling, currently used as a home office. Two further interconnecting bedrooms have so much potential, providing peace and quiet away from other activities in the house. Considering how close the property is to the centre of the city, the garden is surprisingly large and partially divided into two sections. Beyond the terrace are shrub beds, mature trees, raised vegetable beds and espalier pear trees as well as a wildlife pond.

What the Owner says:
We moved here in 1999 as we loved the area and were previously living just around the corner but, with our children growing, we needed a larger family home. This house really appealed to us because of the potential to extend and the size of the garden. Our children attended highly regarded local primary and secondary schools, each within walking distance. However, now that the children have moved away we feel it is time to downsize.
The house has provided plenty of space not just for our own family but also for other family members and friends to socialise and stay. We have created and lovingly tended a garden which has been a source of joy for all of us, a playground when the children were young and a delightful private space for relaxation. There is a very active friendly neighbourhood community which regularly organises nature walks, other interest group activities and social events, such as coffee mornings, lunches etc. These are an excellent way to meet and get to know the neighbours.
We have made good use of the many local sport facilities including a golf course, swimming pools, gyms, cricket, tennis, rugby and athletics clubs. From an educational viewpoint the city includes a wide variety of excellent state and private schools as well as three universities. Open country is at our doorstep for nature walks, jogging and cycling and the city has good access to nearby beaches and nature reserves which we have frequently visited as a family.
