Bramley is a historic Yorkshire town that was originally built for millworkers due to Leeds’ famed involvement in the textile industry. Located in West Leeds nestled between Kirkstall and Pudsey, Bramley is a residential town but it is certainly self-sufficient with supermarkets, shops, and a bustling town centre. Bramley also has fantastic road links and easy access to the motorways and bus links too for commuting, not to mention its train station that is less than 15 minutes from Leeds City Centre. There are communal green spaces to be found throughout, there are good primary, and secondary schools close by and there are remnants of Bramley’s historic past in the form of many stone mills from the industrial revolution.

Ground Floor - Entrance Hall
Main entrance into the house is via a large internal hallway at the front of the house. This is a decent space for storing prams/ pushchairs for families as well as being a nice welcoming entrance to the house.

Living Room
The main reception room in the house is the large living room at the front of the house. This is a very decent sized space with a large, front-facing window looking over the lawned front garden. This large reception room is a versatile room, which has space for larger families as well as couples.

Kitchen/ Dining Room and Downstairs W.C
The rear of the house is dominated by the large kitchen/ diner which is a room spanning almost the full width of the house. There is a breakfast bar coming off the multiple base units, but there is also still space left for a large dining room table to one side. There are multiple storage cupboards in the kitchen too which are being used as utility/ pantry cupboards. Accessed through the kitchen is the rear hallway that has access to a downstairs W.C (very rare for a property of this style and age).

First Floor - Master Bedroom
The master bedroom on the first floor and is a large, rear-facing double bedroom with an outlook over the large rear garden. This is a nice, bright room with (two rear-facing windows) and there is a built in wardrobe for additional storage too.

Bedroom Two
The second bedroom is another double at the front of the first floor looking over the private front garden. This room is so large that it is currently being used as a double bedroom, home office and a play room all in one go.

Bedroom Three
The third bedroom is a nice sized single which could be used as a home office if needed. There is a built in storage cupboard above the bulkhead in the third bedroom which could serve as a wardrobe. Currently it is laid out as a nicely proportioned child’s bedroom.

House Bathroom
The house bathroom is located on the first floor and is a white, three-piece suite that has a bath with over-head shower, toilet and hand basin within. There is an airing cupboard within the bathroom also.

External
Externally at the front there is a well-established front garden which is low-maintenance and serves as a nice buffer between the pavement and the house - many properties on the street have turned the front garden into off street parking in the form of a raised driveway. Being a semi-detached there is access down the side of the house leading to the large rear garden. The garden is very large and has a nice paved section, lawned area and has a large brick built shed for external and garden storage.

Agents Notes - This property is of non-standard construction. It is an ‘Airey Improved’ house which means that it is still able to be purchased with a mortgage but it may limit lenders that you can use slightly. We are advising all buyers to speak to our qualified mortgage advisor to be sure that they are aware of the build style and their ability to purchase.
