If you lived here

You'll be entertaining in your charming 150 square foot lounge with parquet flooring - a gorgeous feature - running underfoot. A bay window sits to the fore spilling natural light across that exquisite exposed brick chimney breast, home to a working stove. Next door and the kitchen/diner's another generous space, with a suite of flawless white cabinets complete with down-lights, glossy pewter units to the rear and a covetable dining area looking out over the garden through ebony-trimmed, floor to ceiling patio doors.

Slide these open to step out into your garden where patio gives way to a shale al fresco dining area; perfect for taking the party outside. Lovingly-curated raised beds and thriving greenery make this a veritable urban solace. Step back inside and the ground floor's completed by a handy utility room and WC, while upstairs you'll find two double bedrooms, the principal coming in at a huge 150 square feet. Each sleeper features a fireplace in a nod to the building's original heritage. Lastly, your bathroom comes tiled top-to-toe in white, with a shower over the tub and plenty of natural light.

Everything Walthamstow has to offer is a short walk away here. Getting around London's a cinch too, with Blackhorse Road station a mere seven minutes' walk for the Victoria line. You're certain to get a seat and Oxford Circus is nineteen minutes away, so you can be strolling the streets of Soho within half an hour of stepping out your front door. St James Street overground is a thirteen minute stroll and will speed you straight to Liverpool Street just as quickly. You're also well-placed to cycle around the Mini Holland scheme or jump on one of the three bus routes around the corner on Forest Road.

What else?

- Parents will be pleased to know there are twenty one primary/secondary schools in a one mile radius, all rated 'Good' or better by Ofsted. The 'Outstanding' Greenleaf Primary is ten minutes' walk.

A word from the owners.....

"We have loved living here, such a lovely street with great neighbours, we know a lot of people locally and will really miss the area, with all the amenities. Very close to the tube, but with access to the great parks, schools, restaurants, cafes, micro breweries, shops and markets of Walthamstow. And also Epping forest right on the doorstep. The only reason we are leaving is because work is taking us away from London."
