The Avenue, Dunstable, Bedfordshire LU6

Description
Fabulous family home in a semi-rural location.

Description
Located towards the end of Dunstable’s most sought after private cul-de-sac, this family home has been carefully and stylishly remodeled to suit the needs of a growing family.

Extending to in excess of 3,600 sqft, the house is arranged over two floors with a large and welcoming central hallway lit by a substantial roof light, which ensures the space is kept bright even on the dullest of days. With space for a piano or writing desk, one could consider the hallway being a reception room in its own right.

Designed very much with entertaining and easy family living in mind, the principal living room leads from the hallway through double doors into a significant dining room area, which in turn, leads through to a recently constructed and superb sun room. The sun room features a lantern roof and bi-folding doors out to the rear garden. With handsome Karndene flooring laid through the majority of the ground floor, there is a real sense of easy flow between the living areas.

A contemporary kitchen with high gloss units topped with granite features Bosch appliances including an induction hob and double oven. There is space for a us style larder fridge freezer. A peninsula unit forms a casual breakfast bar perfect for mornings on the go when only coffee is required. There is a breakfast area with French doors leading to the rear terrace and gardens enjoying tree lined views stretching to a backdrop of the Chiltern Hills.

Set between the double garage and kitchen is a spacious utility room with a door leading out to the side of the house; a practical route for shopping deliveries and returning from wet weather walking.

Accessed off a bright and airy landing is the main suite which is a triumph in its design with vaulted ceiling, a walk in dressing room with plenty of wardrobe space and luxurious bathroom with spa style double shower and bath. Bedroom two overlooks the rear garden and enjoys glimpses of the Downs and has the added benefit of a separate walk-through dressing room and an en suite shower room. Overlooking the front lawn, bedroom three, again a very good size, is fitted with wardrobes and features an en suite shower room. There are two further bedrooms, both doubles, which share a large well-appointed family bathroom.

Outside
Facing south west, the gardens are well laid out and shaded by mature trees, which frame the views over to the crest of the hills and provide a good degree of seclusion. With terraces arranged around a neat lawn with pretty planted borders, the garden provides space enough for both children and grownups alike to enjoy the outdoors together. It would be easy to while away the hours on a fine day watching the gliders wheeling overhead on the way the pick up the thermals over the Downs.

At the front of the house behind a high hedge, usefully providing a screen from the road, there is a neat lawned area adjacent to a paved driveway in front of the garage which can accommodate at least three cars.
