Situation

The land and farm buildings are situated in the parish of Bishops Frome in East Herefordshire about 12 miles northeast of the city of Hereford, 15 miles west of Worcester, 5 miles south of Bromyard and 8 miles north of Ledbury. A location plan forms part of these details overleaf.

Description

The land extends in total to approximately 199.37 acres (80.68 hectares) and is available in seven lots. Much of the land is Grade 2 and there is a mixture of arable and pasture land between Lots. Lot 1 - 122.27 Acres Of Arable And Woodland

The land extends in total to about 122.27 acres of which approximately 107.19 acres is currently in arable rotation with Wheat and Oilseed Rape being grown in 2022. Past cropping is available upon request.

The arable land is divided into three large fields with the two roadside fields being nearly flat. The remaining land is woodland parcels planted around 1990. A felling licence has been obtained owing to the existence of ash die back but not enacted.

The land benefits from good roadside access from the Burley Gate road about one mile west of the B4214.

Lot 2 - 12.13 Acres Of Arable Land

A single flat arable field of about 12.13 acres adjoining Lot 1. Oilseed Rape was grown in 2022. There is direct roadside access onto the Burley Gate Road.

Lot 5 - 6.63 Acres Including Car Park

The car park has a stone surface with the access track along its north side to the B4214.

So far as they are owned all standing timber and any sporting rights are included in the sale. There are mineral rights owned by a third party.

Wayleaves, Easements And Rights Of Way

The property is sold subject to and with the benefit of all easements, quasi easements, wayleaves, and rights of way both declared and undeclared. A third party has a right of way between the paddock and buildings in Lot 4 to the land to the rear.

In addition to any public rights of way showing on the Public Rights of Way map on the Herefordshire Council website the owners have received notification of an application from Herefordshire Ramblers for the proposed addition of a restricted byway along the western boundary of Lot 2 and then Lot 1 to the south. The owners objected and the matter is to be determined in the future.

Planning

Most of Lot 4 is now within the settlement boundary of the adopted Bishops Frome np as is the car park in Lot 5. A planning refusal was received in 2016 on an application for 30 dwellings on parts of Lot 4 & 5 (P142176/F) prior to the village Neighbourhood Plan. The owners have made no further planning pre applications to Herefordshire Council. The current village policies map forms part of these details with the relevant Lot numbers annotated upon it.

Overage

There is no reservation to the vendor for overage payments in the event of future development on any of the Lots.

Boundaries

The purchaser shall be deemed to have full knowledge of all boundaries and neither the vendor nor the vendor’s agents will be responsible for defining the boundaries or ownership thereof.

If purchased separate from Lot 1, the purchaser of Lot 2 will be required to erect within one month of completion where necessary and maintain stock proof boundaries against Lot 2.

If purchased separate from Lot 2, the purchaser of Lot 3 will be required to erect within one month of completion where necessary and maintain stock proof boundaries against Lot 2.

If purchased separate from Lot 4, the purchaser of Lot 5 will be required to erect within one month of completion and maintain a stock proof boundary against Lot 5.
