1 bed Flat For Sale £550,000
Beaumont Crescent, London W14

Description
This beautiful one-bedroom apartment occupies a wonderful position on the second floor of a grand Victorian house in West Kensington. The interiors have been the subject of a recently completed renovation; lofty proportions and a strong sense of flow and natural light have been cleverly accentuated throughout. Sensitive introductions of colour work beautifully alongside original natural materials, including stripped back sash windows and exposed wood floors resulting in a compact apartment that feels at once welcoming and exquisitely finished. West Kensington Tube, as well as the vast number of restaurants, cafes and pubs along Fulham Broadway and the Thames Path area, are a short walk from the apartment.

The Tour

Beaumont Crescent is a beautiful residential street, tucked just off the North End Road. It is characterised by its two curved terraces; one of Edwardian red brick mansion blocks and the other of grand four-storey Victorian residences, with facades of stock brick and white stucco dressings. This apartment sits on the latter side of the crescent; a wrought iron railing runs in front of the former Victorian residence, where a short flight of tiled steps leads to the front door.

Set on the second floor, the apartment is approached through a well-maintained communal stairwell. Upon entry, the apartment opens to a hallway characterised by an arched alcove overhead. The main living room lies just beyond and cleverly echoes the arched motif, with an arched partition to the hallway allowing natural light to flow across the plan.

A wide, three-window bay has been stripped back exposing the original patina of the grain and reintroducing a calming materiality to the space. A bench seat has been created within the bay to provide seating for a dining table. Bespoke joinery on either side of the original marble fireplace provides plenty of storage and display space. Stripped back wood is repeated throughout the apartment’s windows and floors establishing a warm and unifying palette.

To the right of the living room is the kitchen; white cabinetry designed by Naked Kitchens is finished with a Carrara marble surface which extends to the splashback, creating a sleek, practical workspace. Original floorboards have been exposed and a large sash window provides views to the north.

The main bedroom is at the rear of the plan. Painted in a deep blue, this is a calm space with plenty of natural light from a further wooden framed sash window and deep built-in wardrobes. The bathroom leads off the entrance hallway; microcement lines the walls and floors creating a textured and tactile finish throughout the room. A generously sized walk-in shower is illuminated with smart LED lighting. Additional cabinetry, also by Naked, provides further storage space.

The Area

Beaumont Crescent sits just off North End Road, which runs south towards Fulham Broadway. Both locales offer an array of pubs, restaurants, shops and cafes, the independent butcher H G Walter, and a convenient, small Waitrose at the southern end of the crescent.

To the east, lies the Thames path between Fulham Reach and Hammersmith; this stretch of the river is lined with historic waterside pubs including, The Blue Anchor and The Old Ship Hammersmith, as well as a number of London’s rowing clubs. The Michelin-starred River Café is positioned slightly further along the Thames path; with its dining room designed by the late Richard Rogers, Ruth Rogers’srestaurant is famed for its produce-led, seasonal Italian cooking.

The green spaces of Brompton Cemetery, Eel Brook Commons and Normand Park are all a short walk away. The Queen’s Club offers grass court tennis, rackets and squash facilities less than ten minutes walk from the apartment, while The Design Museum, along the southern tip of Holland Park, recently renovated by John Pawson, is just over 20 minutes stroll.

West Kensington underground station is less than five minutes’ walk running District Line services. Baron’s Court is under 10 minutes walk away and is on the Piccadilly Line. The area is also well served by buses that run servives into central London.
