A wonderfully presented three / four bedroom, four / five reception room property totaling over 2,500 square feet, located just off the town centre of Knighton. With fantastic accommodation split over four floors, integral garage and cottage garden in an elevated position with views across the town and countryside beyond.

Property Description

The accommodation comprises: Hallway, kitchen / breakfast room, lounge, living room, dining room, snug / study, wc, family bathroom, three double bedrooms and a cellar.

The front door opens directly into the roomy downstairs hallway, where you are immediately greeted by the sight of the most wonderful spiral staircase which rises the entire height of the building from the cellar to the third floor.

Directly in front of you is the kitchen/breakfast room, which the current owners have cleverly integrated a breakfast bar into yet still allowing space for a table and chairs if required. Matching wall and base units, integrated electric oven with gas hob over, space for a washing machine, tumble dryer and fridge-freezer and a working dumbwaiter. A door from the kitchen leads to outside. Boot room off of the kitchen with wash hand basin and WC.
The breakfast area then leads through into the lounge room which in turn leads through into the dining room. These areas are separated by a temporary screen which means they could potentially be open plan if desired. Both rooms are large with lots of natural light thanks to a total of five large windows and would be fabulous entertaining rooms.

First Floor

The first floor houses the master bedroom which is a good sized double room with built in wardrobes and front aspect window. In addition to this there are two separate reception spaces on this level. The first of which is a large double aspect sitting room (potential for bedroom four) with an imposing feature fireplace with alcoving and inset gas fire. This room is also situated next to the main bathroom which would mean potential to create an en-suite master suite. The second reception room is currently used as a study and features the most wonderful tiled ceiling feature, a snug and separate seating area for table and chairs. This room also provides access onto the first floor patio and garden via French doors. The family bathroom is situated on this floor and has a white three piece suite consisting of large, double electric shower, WC and wash hand basin.

Up the aforementioned spiral stairs is the third floor, where you will find the second and third bedrooms, both of which are good sized double rooms with wardrobes and front aspect windows.

Accessed off of the ground floor are stairs down to the large cellar which is used by the current owners for storage purposes and again has potential for conversion (STPP).

Outside

To the outside, there is a good sized garage to the front of the property which has recently had a new floor put in. The garden is accessed from the first floor snug and also a door from the kitchen and garage and is currently a patio area with garden and shrubs surrounding. The garden is level with the roof of the garage and we are advised that conversations have been had for the addition of a further seating area over the top of the garage which would create a fantastic extension to the current garden. On street parking is available out the front of the property on Norton Street.

Location

The property is located in the heart of Knighton (Tref y Clawdd) which is located in Mid Wales, and is a market town within the historic county boundary of Radnorshire, lying on the river Teme, with a railway station on the Heart of Wales line. The Offas Dyke footpath is a 177 mile National Trail footpath that closely follows the England/Wales border. It opened in 1971 from Prestatyn to Chepstow with Knighton sitting at the half way point with a visitors centre. Knighton has a primary school, supermarket, leisure centre and many other smaller independent shops. The larger market town of Ludlow, 16 miles has a wider variety of facilities and hosts the famous Ludlow Food Festival. The larger Spa town of Llandrindod Wells, 18 miles offers a further wider range of facilities.
