Description
Set in private landscaped gardens, this four-bedroom modern home was designed by the architect Dominic Gaunt in 2014, and forms part of a quiet and secluded hamlet in the southerly neighbourhood of St Cross in Winchester. The internal living space of 2,006 sq ft extends over two storeys, with beautifully light interiors finished in a pared-back material palette. A one-bedroom studio set at the foot of the garden provides a further 500 sqft of living or working space. Whiteshute Lane is ideally located for easy access on foot to the water meadows, the city centre, and Winchester train station, where regular and direct connections serve London in just over an hour.

The Tour

The house is set back from Whiteshute Lane, a quiet, leafy residential street, via a private driveway and garage. The front tiered-garden is bursting with ferns and shrubs and bordered by tall specimen trees creating seclusion and privacy.

The architectural design follows a holistic approach to the interior and exterior spaces, employing a refined material palette of wood, glass and brick, paired harmoniously with the natural surroundings, whilst equally prioritising energy efficiency and sustainability. Cedar cladding extends across the front façade, punctuated with large picture windows which invite an excellent quality of natural light to filter across the plan throughout the course of the day.

Ensuring excellent levels of insulation, the house has been built within an air-tight envelope, with triple glazed windows installed throughout. The 4kw photovoltaic array on the roof has a good feed-in tariff and a mechanical heat recovery and ventilation system (mvhr) ensuring good air quality and circulation and further contributing to the A+ EPC rating.

Ascending the external courtyard steps, the primary entrance is set at the front of the house. The living spaces flow beautifully across the ground floor, designed to adapt with ease to both the practicalities of family life and social entertaining. High-quality materials and finishes have been selected with meticulous attention to detail; Swedish timber flooring and micro-cement run underfoot, creating a sense of visual continuity perfectly in keeping with the architectural integrity of the building. Simple, linear forms direct the layout of the contemporary kitchen, where appliances are neatly housed within bespoke cabinetry, with a central island providing an excellent space for cooking. A separate utility space is tucked away to one side of the kitchen.

Sliding glass doors ensure a constant visual connection between the dining space and the gardens, opening this entire space onto the terrace in warmer months. A more intimate living room is positioned opposite, where a modern log-burning stove forms a natural centrepoint. Two reception rooms at the front of the house provide great flexibility of use, currently set out as a playroom and a study, and there is also a ground floor cloakroom.

A central double-height hallway forms a natural circulation point and creates a sense of flow to the layout, ascending to the four beautifully proportioned bedrooms on the upper level. Each bedroom has been designed to provide a quiet a tranquil sleeping space, with a good provision of bespoke cabinetry and storage areas. A shower room is flanked by the two largest bedrooms and additionally, there is a modern family bathroom.

Outdoor Space

The terraces have been orientated to optimise the changing light and provide an ideal position for alfresco dining in the summer months. Borders dense in Hydrangea Limelight and various herbaceous plants, perennials and prairie-style grasses add plenty of colour and interest throughout the seasons.

An expanse of lawn leads up to the timber-clad garden studio, set against the mature woodland forming the boundary. The studio lends well to both overflow living or work space, with a bathroom and storage area positioned to one side and a log burner providing heat in cooler months.
