True to our first impressions it has been our family home for over 25 years and our son has only ever known this property since he was born. We have been spoilt with the open green space, and lovely, friendly neighbours. We are also well connected to the trams, train network and buses on our doorsteps.

Sadly, we have reached the stage where we are looking forward to a new adventure and are joining our son on the coast, it is time now for a new family to follow suit and to envision their own family inside.

Our house is well maintained and we have done extensive renovations. We have extended the kitchen, added a fourth bedroom and new stairs. It has a new stylish kitchen including a new roof, we also have a shower room and the walls and ceilings throughout our house have been plastered. Our house has also been pebble-dashed front and back with new guttering. The drive has been repaved, the house is fully alarmed, a new boiler has recently been installed and we have plenty of storage. The garden is very quiet and a good size with easy private access to a garage at the back.

Mitcham tram station and northern line tube station are nearby and there are plenty of bus stops on our doorstep (day & night buses). What we also love about living here is that we have a gp surgery and chemist across the road which is really convenient for us. We are also surrounded by good primary and secondary schools within walking distance.

There are lots of varied shopping facilities such as Lidl, Asda, Morrison’s, the Co-op, Sainsbury and Tesco. There are also great amenities on offer such as libraries, Mitcham Square, Banks, Post Offices, a Fire Station, Restaurants, a Police station and ethnic food shops all within walking distance or a short drive away. We are also surrounded by good open space (Mitcham Common). There is also Mitcham cricket green and the three kings’ pond where lots of people go to feed the ducks.

We have great transport links such as the Northern line from Morden and Colliers Wood, the Tram link to Wimbledon and Croydon from Beddington Lane tram stop or one stop away from Mitcham Eastfield’s

Station. We also have buses to Morden, Colliers Wood, Sutton, Tooting Broadway and Croydon. Southern and City Thameslink services are available at Mitcham Eastfield’s, a short walk away.

We are a short drive to Sutton and Tooting town centres. We are also near plenty of shopping centres including Colliers wood Tandem centre and Croydon. Another great thing about living here is the delivery service such as food shopping and takeaways again really convenient. There are nearby hospitals such as St. Georges hospital, Croydon University Hospital and St. Hellier, these are 5-10 mins drive away.

We have been living here since 2008 and find the area very quiet and safe with friendly neighbours. Regrettably, we are selling as our children have grown up and some have moved out, allowing us to downsize."
