Description
Offering surprising space (over 1,700 sq ft) and a pretty garden, a modern townhouse in fine order throughout with bright, airy rooms including a nearly 30 ft living room! Pretty garden, garage and parking. Close to good schools, excellent commuting access and just a few minutes from Bicester.

Extraordinary space at this price level, and flexible with the potential to use the ground floor as an annex/granny flat.

Briar Furlong is a quiet development just a few years' old. For a modern development it enjoys a surprising amount of space, with all houses ranged around a large lawn area and also a playground. This particular home has the distinction of being an end of terrace, ensuring it has more living space than its neighbours. It is also sat next to the lawns hence has a feeling of space most do not.

Accommodation
The front door opens into a generous hall. On the right the study is pleasingly far enough from the living spaces to get some work done! Opposite, the garage is equipped with power and light. On this floor there is also a modern cloak room and adjacent to it there is also a utility room with a door onto the rear garden. The fourth bedroom on this floor features onto the terrace, a very pleasant outlook. This room could of course instead be a further reception space/ play room. However we also believe that the make up of the ground floor could be ideal as a granny flat.

On the first floor, the landing is large and elegant with great light by virtue of a side window. There is a further cloak room here. Adjacent to it the next door opens into a vast living space. The open place room provides a generous and modern kitchen wrapping round three sides to one end, complete with island. Here there is also masses of room for a table and chairs, set in front of the pretty Juliette balcony. At the other end the living space is also vast, with two large windows overlooking the garden and fields beyond - a stunning outlook.

On the top floor are the principal bedrooms. The master is another fantastic space, nearly 16 feet in length. Two large windows overlook the close and ensure great light. The en-suite is stylish and modern with a large shower pan. Two further bedrooms are both neutral and bright, with the larger of the two a surprisingly ample double. Serving all three, the family bathroom is bright and well appointed, with a white suite including a bath.

Outside, to the front the block paving provides parking in front of the garage. To the rear the garden is very attractive, securely fenced to all sides with a terrace immediately behind the house and a lawn beyond. Landscaping has also provided several raised areas to the rear including a planter, plus a shaled area ideal for catching the sun.

Ambrosden
Ambrosden is a village just three miles from Bicester, probably dating back to Roman times. The parish church, St. Mary the Virgin, dates from Norman times with later additions. Today the village has a mix of older houses and the newer development. There are also good schools nearby. Army personnel are stationed at St. George's Barracks, which is at nearby Arncott and consequently there are military family facilities at the Garrison Centre in the village. Commuting access is fantastic with Bicester North and the M40 both just a few miles.
