Historical Note
This is probably one of the last old buildings in Probus to be converted and it is thought that The Former Workshop was built in the early 1800's as there are historical records showing it was used in around 1819 as a chapel. We have been informed that a travelling preacher called John Boyle who left the ministry to stay in Cornwall is believed to have connections with this chapel in around 1820 until the congregation outgrew the building. It is believed that between 1923 to 1926 it was used as stables, there were recently two rosettes pinned to the beams including second prize in the Probus Horse Show 1923 and Reserve in the Liskeard Agricultural Show 1926. Apparently, the previous owner's grandfather purchased the building in 1956 and used it as a carpentry workshop and it has also briefly been used as a milk store, before becoming a builders workshop in recent years.

Internally measuring 31'3" x 15'1" with existing timber mezzanine and exposed roof trusses, there are windows to north and south elevations, and an original hayloft style aperture to front now covered by modern profile green cladding. Double wooden entrance doors open onto the minor parish road. Construction comprises a mix of stone, cob and modern block under a pitched slated roof and mainly concrete floor.

Planning permission has been granted under reference PA21/08290 to create stylish living accommodation providing an integral garage, kitchen and shower room on the ground floor with fabulous first floor open plan lounge/dining room and double bedroom. The proposed space will enjoy exposed roof trusses, glass gable end along with four Velux windows allowing plenty of natural light.

Method of sale: The property will be offered for sale by Public Online Traditional Auction. The Vendor reserves the right to withdraw or alter the property prior to the auction end date. The bidding page will be found on the Lodge & Thomas website under Property Auctions & Tenders.

Auction legal pack and special conditions of sale: This will be available to download from our website free of charge to those who have registered. It is the Purchaser’s responsibility to make all necessary enquiries prior to the auction and we strongly recommend purchasers instruct a solicitor to assist.

Completion date: Normally up to 28 days or sooner following exchange of contracts.

Buyer’s and administrative fees: The successful Purchaser will be required to pay £5,000 on sale. From this a Buyer’s fee of £2,400 inclusive of VAT is retained by Lodge & Thomas/Bamboo Auctions as a contribution to the online platform costs, and £2,600 forms part of the 10% contract deposit. The purchaser will be required to pay the balance of the 10% contract deposit monies within 24 hours of the auction via their solicitor to the Vendors solicitor.
