Beacham Architect is an east London-based architecture practice specialising in contemporary residential projects. The practice focuses on designing and delivering quality homes using predominately natural materials that bring joy to their inhabitants.

The Tour

Built in 1895, the elegant Victorian maisonettes that line Richmond Road were thoughtfully conceived by local developer J G Abraham & Company. The private entrance to this particular house is located on the ground floor behind a low, wrought-iron gate, with a smart terrazzo entranceway. The front of the house is demised to the apartment and has ample space to store bikes.

A flight of stairs ascends to the first floor, which opens to a double-height living space. The sitting area is bathed in natural light from all directions; a triple-bay window sits at the front of the plan, two Velux skylights are inset into the pitched roof, and casement windows towards the rear frame leafy views of mature trees beyond. Dimmable light fittings have been positioned across the space, ensuring that the room is perfectly lit at all times. An exposed brick chimney breast forms a striking backdrop to the bespoke birch ply joinery and engineered oak floorboards from Atkinson & Kirby found throughout; an acoustic underlay also runs throughout, making the apartment wonderfully quiet.

The newly-fitted kitchen lies at the rear of the plan. It is illuminated by a large window and a glazed door, which opens to a staircase that descends into the private garden. Appliances are cleverly neatly concealed behind bespoke birch ply joinery with playful details, including a cat flap that leads onto the landing outside.

Adjacent to the kitchen is a bedroom, which is currently configured as a second office. At the front of the plan on this level lies another large room currently arranged as a cinema. The space is characterised by a large triple-bay window, an atypical but much-welcomed feature of this maisonette. Bespoke storage by Lycan Design has been built into the wall, hidden behind birch ply doors.

An open-tread staircase, supported by a sunny yellow beam, ascends to the second-floor loft extension; this is another piece of bespoke joinery by Lycan Design. It is a beautiful piece of architecture, impeccably executed in a mixture of hand-moulded and cnc ply.

The main bedroom, encased in a birch ply box, is suspended at height with an unobstructed view of the sky from two sides. A window opens towards the garden, and another cleverly designed portal with sliding doors opens to the living room and frames the skylight. An office with views over the garden is located adjacent to the bedroom.

The main bathroom has been tiled with a bespoke terrazzo tile from Diespeker and co; a skylight illuminates the space. There is a shower by Mira with a bespoke sloping shower screen. The second bathroom is located on the first floor; it has a free-standing bathtub and Flos wall scones, and the same terrazzo floor tiles. Both bathrooms have sinks by Lusso Stone.

Outdoor Space

Located on the ground floor, the serene garden is surrounded with mature shrubbery and trees. Topped with slate chips finished with a brick broader, the garden has a calming quality and is the perfect place to enjoy a book or alfresco dining. The garden is currently arranged as a shared garden with the downstairs neighbour, although the majority of it is demised to this flat so could easily be made into a private space.

The Area

Leyton is a popular area of East London, well-positioned for access to the green spaces and facilities of Queen Elizabeth Olympic Park, as well as Epping Forest and Walthamstow Wetlands Centre, Hackney Marshes and the Lea River.
