2 bed Flat For Sale £465,000
Brettenham Road, London E17

Description
This purpose-built first floor two bedroom apartment on the iconic Warner Estate is in excellent condition throughout and has a 60 ft long shared garden. Just moments from Lloyd Park, it’s in an ideal location with easy access to green space, and the many independent and high street shops, cafes, and restaurants along Hoe Street and in central Walthamstow.

If you lived here

After coming through your own front door, you’d head up the stairs to your long, light and bright hallway with stripped wood floorboards and extensive bespoke built-in bookshelves. From here you can access all the rooms, and the stairs at the other end which lead down to the garden.

Like all Warner Estate apartments, the property has a logical layout that maximises room sizes and makes for easy living. The main living room is at the front of the property and the main bedroom is at the rear, with the second double bedroom, kitchen and bathroom in between.

The apartment has a pleasing mix of original features and new additions, with bespoke storage which sits well with the Victorian aesthetic. It is double-glazed throughout, with window frames that replicate the style of the original box sashes.

The sunny south-facing living room, which at over 17 feet wide has ample space for a dining table and sofas, has three windows to the front of the property, and a cast-iron fireplace and cornicing. The well-equipped galley kitchen has fitted white wall and floor cabinets, a white-tiled splashback, wood worktops, and a combination of integrated and freestanding appliances.

The main bedroom is spacious and has two large windows with garden views. The second bedroom, also a double, is currently used as a guest room/workspace and has bespoke fitted natural wood bookshelves. The bathroom has white metro tiling, a bath with an overhead shower, extensive built-in tongue and groove cupboards, and an obscured opening window.

There’s a neutral palette of white walls, subtle hues and natural wood throughout the apartment, creating a calming coherence and ambience. The exceptions are the black and white chequerboard floor and yellow walls in the bathroom; the perfect antidote to the night before!

What else?

-The apartment is unusually spacious at 810 square feet.
-There’s a long 60 ft shared garden, divided into areas of lawn and planting by a central garden path, and with a handy shed and sunny entertaining area at the end.
-The nicest green space in Walthamstow, Lloyd Park, is virtually on your doorstep. This perfect urban oasis has grassland and gardens, cafes and sports courts, and the lovely William Morris Gallery, set in a charming Georgian house and home to numerous events as well as a stunning permanent collection.
-Both Walthamstow Central and Blackhorse Road stations are about a mile from the property. From Walthamstow Central you can be in Liverpool Street in 18 minutes and Oxford Circus in 20, whilst from Blackhorse Road it’s just 13 minutes to King’s Cross.

A word from the owners...
"When we moved into this flat 15 years ago, people used to say, 'Where's Walthamstow?' and 'Why do you want to live there?' Well it's certainly on the map now and you'd be crazy not to want to live here with everything it has to offer. You're a 10-minute walk away from some of our favourites: Wynwood cafe, The Bell, Walthamstow Trades Hall, E17 Art House, No 70 Hoe Street, Saw Chocolate, The Rose and Crown and Shri Lakshmi vegan Indian restaurant. Living pretty much opposite the entrance to Lloyd Park means it has been our second garden, a place for walks, jogs, games of tennis, gallery visits, picnics and a dose of nature on a busy day. You have a swimming pool, gym and spa at the end of the road at the Feel Good Centre and Bannatyne gym, with its pool and spa is also walking distance away. In just a few minutes cycle or walk you can be out of the bustle and heading towards Tottenham Marshes and on to Walthamstow Wetlands, or along the River Ching to Highams Park. This flat has been our haven for so long and we've lived above the same quiet neighbour the entire time. We eat in the garden most summer evenings, cooking food grown from our large vegetable patch. Maybe you will fulfil our dream of building a studio at the back of the garden...
We also have a little free library at the front, which we painted. It looks after itself and brings a lot of joy to the community. You'll never buy a book again. Lockdown inspired us to launch the road Whatsapp group which has brought the residents together. Our last job before leaving will be to add you on (if you're happy with that) so you can reap the benefits of a welcoming friendly and helpful group of people. It made us realise this street is special. We'll be sad to leave but, unsurprisingly, we aren't going far."
