The Architect

The house was designed by local architect Glyn Hollister and built in 1960 by Reades of Aldeburgh. It has recently been the subject of an extensive and sympathetic renovation, focusing on making the living space as environmentally friendly, economical and comfortable as possible. The completed works include a new roof covering and roof insulation to current building regulation standards, new double-glazed Alitherm Heritage 47 windows and modern external doors.

The Tour

Entry is to a wide central hall, home to cleverly built-in storage cupboards. To the right is the L-shaped open-plan living room, dining room and kitchen, where floor-to-ceiling glazing at the front of the house follows the roofline to its apex. A smart Scan 66 wood-burning stove is a focal point for the room, and original basket parquet floor adds character to the room.

The dining room and kitchen have individual access to different garden areas; the former opens to a south-facing decked area that catches the sun throughout the day, while the latter connects to a utility space with a rear door that opens onto a vegetable garden. The kitchen has simple handmade units built and installed by Anglia Factors. It has been renovated using an attractive combination of solid birch plywood units and neatly clad walls, with Silestone worktops and a stainless-steel Franke sink and tap.

The three bedrooms are on the north side of the house. The guest bedroom/dressing room is fitted with built-in wardrobes. The second bedroom, currently arranged as a bright study, occupies a space once home to the original garage.

Outdoor Space

The plot is fronted by a large section of garden, used partly as a shingle drive with space for a few cars and additional room for a boat. Decked terraces are the perfect place for eating outside in warmer months and create a consistent visual connection between the interior and exterior spaces.

Expanses of lawn are bordered by herbaceous beds of floriferous plants, attracting an array of local wildlife, while annual perennials and waving grasses add colour and movement throughout the seasons. Raised vegetable beds create plenty of opportunities for self-sufficient gardening, including a well-established asparagus bed, alongside fruit trees with an annual crop of greengage, crab apple and plums.

The Area

Linden Close is a desirable and leafy residential road around a mile northwest of Aldeburgh’s high street, a short cycle or drive from the town's amenities. In addition to its proximity to the town and seafront, the house is a short walk away from the River Alde at Brick Dock and is well placed for walks along the old railway track to Thorpeness.

Aldeburgh is renowned as one of Suffolk’s most attractive coastal towns, with superb walks, sailing and golf on the doorstep. Snape Maltings, home to the internationally renowned Aldeburgh Music Festival, is five miles away. The picturesque market town of Woodbridge, which has an excellent variety of eateries and an independent cinema, is around 30 minutes drive to the west, with the popular Suffolk towns of Orford and Southwold also nearby.

For rail connections to London, Saxmundham railway station is approximately 15 minutes away by car, with direct services to Liverpool Street in a little over two hours.
