The main house, which is listed, was an extension to the existing Hall Place. Hall Place, an Elisabethan Manor House, was built in C1560. The extension, now known as Siberia House, was built in C1780 and was effectively a link building connecting it to a row of 4 cottages, which were also built around the time of Hall Place in the 16th century. The one remaining cottage, now forms part of Siberia House. Hall Place was split into 2 separate dwellings in 1920, with evidence still remaining of corridors and stairways adjoining the two properties.
John Bellingham, the only person to have successfully assassinated a British Prime Minister Spencer Percival in 1812, who married Mary Neville, is known to have lived at Hall Place 1803, when they married.
The room sizes and ceiling height in the main house are typically Georgian, large and high. With Faux stonework plaster to increase the grandeur. The Elisabethan cottage is an oak timber framed cottage with brick infill panels. It has original exposed beams and wattle and daube panels.
When bought bought in 2014 it had been unoccupied for 18 months and had previously been converted into offices in the 1980’s. It had municipal carpets and about 5 layers of wall paper. The carpets were removed to expose original floorboards and stone tiles and the wallpaper removed to reveal the faux stonework plaster. All of the fireplaces were also uncovered, which had been boarded up during its office life. You can’t beat the real heat of an open fire (or log burner) in the middle of winter. A new energy efficient gas boiler was installed in 2016 along with red cast iron radiators throughout. It took about 4 years to fully refurbish the house and build the various outbuildings. These include a double garage, self-contained office / granny flat, fire pit building and hot tub building.

There is a hidden spiral stone staircase, which now has a glass cover over as a feature in the airing cupboard. This was the only access to the first floor before the Victorian extension was built, which included the grand staircase. The dining room and kitchen have sliding doors in the ceilings which we believe was to allow large pieces of furniture to be hauled up in to the bedrooms above, before the large staircase was introduce. The house has been added to and improved with various salvaged items including, 2 large chandeliers from a funky pub, The Artesian Well in Wandsworth. We introduced a beautiful cast iron mantle piece and fire place in a Louis 16th style, salvaged from an old manor house and also the beautifully carved wooden mantle piece that formerly graced Lady Sarah Ferguson’s marital home.
The house has had heritage double-glazed sash windows handmade and installed throughout. Every external wall has free-standing stud work with 100mm of Celotex insulation added to greatly improve energy efficiency. Both loft spaces have had 200mm of rockwool insulation installed and the flat roofs above the bays to the living room and kitchen have 200mm of Celotex within the newly installed mineral felt roofs. There is also 200mm of Celotex insulation above the Victorian extension flat roof. The chimneys have been swept annually.
We built a lovely deck area within the Grove, with a tree house above – I got bored during the first covid lockdown and the Grandkids love it.

The Strong room in the centre of the house, is known as the Apple Store, and has a 1 inch thick cast iron door and vaulted brick ceiling, which was used as a bomb shelter during wwii. The door clearly came from another property back in the day, as it’s upside down.

The garden at the back of the house is a peaceful oasis, and not overlooked by neighbours. One side is fully laid to granite setts for access to the garage and office with parking for 10 cars (if you have 10 cars). The other side of the garden has mature tress shrubs and established plants. A granite sett path links the house to the previously mentioned out-buildings and the large wood store at the back of the garden. There are a number of chill-out areas, depending on your mood, from the previously mentioned grove with mushroom seats and wagon wheel table, to the hot tub building or fire pit gazebo. There is also a walk-in chicken coop – we’ll be taking the chooks with us.
