Cinder Hill Lane, Horsted Keynes, Haywards Heath, West Sussex RH17

Description
Charming Grade II listed home of great character, with mature garden and 7.6 acre field.

Description
Understood to date from the 1600s, Leamlands is a very attractive Grade II listed timber-framed house, with elevations of part-weatherboarded brick and mellow stone and recently installed double-glazed wooden framed casement windows. During our clients’ 17 year ownership the house has been lovingly maintained and updated over time, resulting in a comfortable home of great character, with all the benefit of modern fixtures and fittings. The house is surrounded by beautiful cottage gardens, and also benefits from a substantial tree-lined open field lying beyond the house, offering attractive pastoral views and housing a large metal framed barn.

Leamlands’ wooden front door opens to a small entrance lobby, which opens to both the reception rooms: The sitting room is charming triple-aspect room with a wealth of timbers, French doors opening to the terrace and a handsome inglenook fireplace with inset woodburner as its focal-point, and a cosy snug, off which lies the cloakroom.

The kitchen and breakfast room is a real country kitchen, with exposed brick and stone walls, brick flooring and oak cabinetry with black Sussex Stone worktops, a space for central butcher’s block and breakfast table; it is served by a useful pantry with additional shelving and space for laundry appliances.

Stairs rise from the snug to a galleried landing, off which lie three of the four bedrooms (one currently used as a study) and the stylishly re-fitted family bathroom. A further bedroom (‘The Granary’) is accessed via a separate staircase from the kitchen and is a lovely room ideal for guests or older children, with a wash basin and a private balcony.

Outside
Leamlands has the benefit of two driveways on either side of the house, offering ample parking; the driveway to the south of the house allows access to the detached garage and a gate set into a high brick wall opens to the garden.

The mature and well-stocked garden lies to the south-east of the house, with a paved terrace lying adjacent to the rear, featuring an original well. A natural archway leads to the lawn beyond, which offers a further seating area in the shade of an elegant weeping willow, and is bound by trees and hedgerows. Lying beyond the garage is a walled courtyard potting area with log store, a gate opens to a wooded wild garden with central pond and chicken coop, planted with wildflowers and dotted with fruit trees including apple, plum and pear.

The part-fenced field extends around the property to the north and west and can be accessed from Cinder Hill Lane via a five-bar gate, or on foot from the garden. The metal-framed barn lies to the north and comprises an open section and enclosed section with concrete base, roller door and single access door.

House and garden, about 0.4 of an acre.
Field, about 7.6 acres.
