This permission contained a number of pre-commencement planning conditions - existing and finished ground levels, disposal of foul and surface water, contamination assessment and protected species mitigation - which are currently in the process of being discharged.

In addition, a Reserved Matters application is currently under consideration by the Council (Ref:21/02371/rem ), which is expected to be approved shortly. This shows the detailed design for each of the houses and garages plus the finalised site layout and the proposed landscaping for the site. When this is granted the prospective developer will then have 2 years from that date to commence the development.

Due to the existence of nearby protective species, it is understood that groundworks close to the site boundary can only be carried out in a 6 month period beginning on 1st July each year, subject to the terms of a Natural England License (which should be obtained before any work is commenced). Fpcr who carried out the original protected species survey, were commissioned to carry out the additional works and to apply for the Natural England Licence. The process to apply for the Natural England Licence can begin as soon as the above reserved matters application is approved by the Council.
