House For Sale £775,000
Belluton Road, Knowle, Bristol BS4

Description
'The first time we saw this house it looked tired and unloved, however it was clear that it had so much potential waiting to be unlocked. Through a complete renovation we restored this wonderfully spacious and airy property into the home it is today, introducing flow and connectivity, creating the hub of the house by extending into the side of the property to create a fantastic sociable kitchen and dining space. We created a walk-in pantry to help make finding everything much easier, and created an understairs utility room to keep appliances out of the way.

One of the things we love about the home came as a result of the works to extend up into the loft. The panoramic view out over Bristol picks up all the major landmarks and is simply a wonderful place to watch the balloons or fireworks over the city.

Living in our home has brought us so much joy over the years for many reasons. The area is full of character, charm, and all with such a warm fantastic sense of community which we will miss greatly! The street itself is wonderful and we will be sad to leave cherished friendships that have provided so much love and support over the years. Our street Christmas parties have been a hit with visits from Father Christmas, along with mince pie and mulled wine stands, and the carol singing by the children on the street and the visiting choir.

We were initially drawn to this area by its close proximity to the many green open spaces including Perret’s park, where we have spent many, wonderful evenings looking over the city eating fish and chips, or sledging down its slopes when it has snowed. Or the nearby Redcatch Park with its free tennis courts and the fabulous community gardens where the wonderful foodie events they host have provided lasting memories.

We hope that the future owners will receive the same joy and happiness that we have been so lucky to have from living in this wonderful home and community.'

The house is situated on the northern side of Belluton Road, allowing it fantastic panoramic views of Bristol from the top floor. Belluton Road is a quiet road of substantial and attractive period homes. The road is close to Perretts Park in the west, whilst at the other there is the rapidly developing Wells Road, home to several popular independent shops and eateries. The house is just minutes from the popular Fox and West Deli, Eat Your Greens, Acapella and Southside Bar, with its indoor and outdoor seating and serving local craft beers. Knowle is an extremely popular family area, with a brilliant combination of large houses, good schools and a choice of great parks. Hillcrest Primary School, is just a short walk away and is very well-regarded locally. Belluton Road is also just a short walk away from Arnos Vale Cemetery, Redcatch Park with its community garden and Victoria Park, both offering a great escape from the city and open green spaces. For commuters, the area is very well placed, with Temple Meads and the several major employers around Temple Quay just around fifteen minutes away on foot, even close by bike or Voi. Bristol’s scenic harbourside and city centre are also within walking distance, along with the independent shops, bars and cafes of North Street in Bedminster, whilst also being a short drive from the beautiful Mendips and Chew Valley to the south.

Arranged over three stories and extended to the ground floor, this is a truly impressive and substantial home. The focal point of this home is the impressive open-plan kitchen/dining space to the ground floor, which in turn opens to the bay-fronted living space. The extension works have been thoughtfully designed, with the floor being lowered to allow level access to the garden through the bi-fold doors to the rear. The stylish side return extension has been built with remote control Velux windows which also have automatic sensors to shut when it rains. The kitchen itself has been finished with style, including a contemporary cabinets, appliances, underfloor heating and a central island with solid wooden worktop with waterfall edge. Throughout the house, modern improvements have been interwoven with the character of the house, which the sellers have done well to preserve so well. There are several period features in the home, including several fireplaces, coving and ornate cornice detail in the hallway. Aside from the attractive aesthetics evident at the home, there has also been extensive work done to electrics, plumbing and the roof by the current owners as part of the refurbishment to the house.

The loft conversion of this home has not only added two bedrooms and a bathroom but has given the home an amazing panoramic view of the city, making it a wonderful place from which to work from home or to simply sit and enjoy the view, day or night. The house offers a fantastic choice of accommodation, with over 1900 square footage of space, there is a great choice of brilliantly finished spaces to enjoy.
