"I have lived in this house for 9 of the last 10 years so what follows is what I love most about the house.

The front and back garden are the best on the street, maybe in the whole area. They were planted by the Japanese former owner who in the back planted cherry, eucalyptus, smoketree and the beautiful big yellow / green one (whose name I forget!) At the front there is a creeping jasmine hedge and a blossom which blooms bright pink every spring. The tenants that stayed this year have made a new flower bed where there are vegetables. The lawn needs replacing, but once neatened up the garden is really Eden. As for the inside, the former owner was an architect so has cut out sections of the walls which let in light and has a door sized window looking out the back. All this gives what is a 'standard terrace' house, a bit more of a fancy vibe.

If I were you I would put some stairs coming down from said window/door into the garden. The heavy cabinet in the bathroom, which is staying, costs thousands and is from some fancy scando firm and has settings for soft and hard light. The biggest and smallest rooms get the most light but the smaller room has a garden view. The road is one way so you don't get Old Kent Road traffic coming through and there are narrow parts towards Surrey Quays, which means we don't get lorries or cars taking shortcuts. Even though it's in New Cross it is incredibly quiet. There are new patio doors in the kitchen (installed November 2021), and the boiler is also 3 years old. I have an excellent plumber who prides himself in not ripping people off, whose details I can share with you.

The kitchen floor is nicer than it looks; it was painted with too dark a varnish but if I were moving in i'd get it sanded and painted light. The tiles in the kitchen are from Yazd, Iran, and are original (repainted) 19th century antiques. The decent quality bench in front of the house is staying. It is good for mornings when you get light in the front. The back garden, even though it faces South, gets sunlight throughout the day. The attic also has lots of space, as does the under-stair storage. There is an 8 year old healthy, calm cat named Alan Yentob who is very handsome and has been in the house the whole time, whom you could adopt if you wanted to. His dad was posh - a French blue - and he got his genes.

The neighbours are nice! Paul, who lives next door, is very helpful and is trustworthy if you want to leave him spare keys or feed the cat when you are away. The lady next door, keeps herself to herself, but her kids are grown... Both are quiet. Also, they are developing the supermarket car park and retail area into a Bakerloo line in the coming years, which means a train up Old Kent Road.

What else? Oh! Gary Oldman grew up on the street and his sister from Eastenders still lives there and is friendly (there is an old Southbank Show on YouTube where he visits the street and shouts at the camera "from Hatcham Park Road to Hollywood!")

I am also very happy to give you a good price on some items: The washing machine is new (2022), the sofas are very well-made and the most comfy i've ever known but they are too big to move. Any other questions, please feel free to ask via the agent.
