House For Sale £680,000
Godwin Road, London E7

Description
A three bedroom, three reception family terrace in Forest Gate Village. Surrounded by open green spaces and just a short stroll from Forest Gate station and the newly opened Elizabeth line. There's also an expansive patio garden to the rear.

With plenty of scope for further development, possibly adding a whole extra storey with a Dormer loft conversion as some of your neighbours have done (subject to the usual permissions), this is a home that will serve the needs of you and yours for years to come.

If you lived here…

You'll have plenty of options to place your own stamp upon this substantial family home. With three hosting spaces to choose from you may wish to connect your two front lounges, for a dual aspect through space of around 250 square feet. Or leave them separate for the ideal home working space to the rear. However you proceed, Design & Decor is smart and neutral with cream walls and blonde engineered hardwood underfoot.

Move towards the rear - past a handy spare WC, a lifesaver on busy mornings - and you come to reception number three, a dedicated dining room of ninety square foot. Cream floor tiles flow underfoot and into your kitchen, handsomely decked out with pine cabinets and dark quartz effect countertops. Outside, you have a lengthy patio, barely overlooked, flanked by timber fencing and with modest kitchen garden beds running down one side.

Upstairs, you have a pair of sizeable sleepers, with the principal double coming in 155 square feet. Number three is a sizeable single, ideal for a nursery or study, and the whole trio are floored with more blonde hardwood. Finally, your family bathroom – fully tiled from floor to ceiling in large format letterbox cream. A real pristine sanctuary.

What else?

- Forest Gate station is just a half mile on foot, recently directly connected to central London, the City and West End via the brand new Elizabeth line.
- The great green expanse of Wanstead Flats is just two minutes away at the end of your street anytime you want to get back to nature. Once the favoured hunting grounds of Tudor Kings, it remains perfect for morning jogs or a nice evening stroll.
- Local schools are excellent and plentiful, with seven 'Outstanding' primary/secondaries all less than a mile away on foot.

A word from the owner...

"Have loved living here, the property is located at a very convenient place. We have nurseries, primary and secondary schools very close by. A huge park behind the property where you can go for walks, walk a pet, play football or just take the kids out. There’s a train station at a walking distance, takes about 10 minutes to walk there. Right next to the train station there’s Woodgrange road where you can get all your shopping done (Iceland, Tesco, post office, etc). If you drive, the A12, A406, M11 are very close by too. Also churches and mosques for you to develop a sense of community if you have a religious belief. Not to mention sometimes we have community events for the children to gather, stalls set up and food etc. On Saturdays there’s a small market place set up with locals on Sebert road."
