House For Sale £950,000
Court-At-Street, Hythe, Kent CT21

Description
Discreetly hidden near the end of a long drive on the edge of a field you will find this delightful late Edwardian property with a separate, single storey annex. Nestling in substantial gardens and surrounded by farmland and the Port Lympne reserve, it includes a driveway where you can park at least seven cars and an attractive entrance with steps up to the porch flanked by flower borders. It has been beautifully renovated by the owners over the last few years and includes delightful period style features such as high ceilings, double glazed wood framed sash windows and central light roses. The spacious entrance hall leads to a charming family room with a bay window and French doors to the lovely sun room where you can enjoy the views. The elegant lounge also includes a bay window, wood flooring, half height fitted cupboards and a cast iron fireplace and log burner. No expense has been spared in creating the impressive and recently installed kitchen with bi-folding doors to the terrace and side garden. It includes Karndean flooring and Minerva worktops as well as bespoke units housing a variety of Neff appliances including a ‘glide and slide' oven, a combi microwave and warming drawer and space for an American fridge freezer. There is a central island/breakfast bar with a six ring induction hob and dishwasher as well as access to the utility/boot room and a door to a secluded courtyard area. An opening flows into the attractive dining room with its original diamond tiled flooring, feature brick wall and built in cabinet. The new oak staircase leads to the landing where you can enjoy stunning views across the Kent countryside as far as the sea. Here you will find the family bathroom and three double bedrooms that all have particularly stunning rural views as the property is built on the escarpment above Romney Marsh. Two of the bedrooms include built in cupboards and the attractive main bedroom also has a period fireplace and a fabulous modern en-suite including a double shower with Aqualisa digital rain head. The gardens include terraces and a lawn as well as a wildflower meadow, mature trees and shrub beds and access to the separate annex. This is delightful and has been sensitively modernised and includes the unique feature of a wwii pillbox built into the side around the garage.

What the Owner says:
We bought the property because we love the location, the peace and tranquillity as well as the fabulous views. At the time the house was in a somewhat parlous state so we have been delighted to not only bring it back to its former glory but also to enhance it to provide everything needed for modern day living. At the time we thought it would be our ‘forever' home and updated it accordingly. However circumstances have changed and we need to move but hope another family will enjoy this delightful home. We are not far from the village of Lympne with a good primary school, an historic church, a modern village hall with plenty of local activities and playing fields. There is also a well-equipped village store and post office as well as the County Members pub for a drink and a meal or a couple of good pubs in nearby Aldington. While local landmarks include Lympne and Westenhanger castles as well as the Port Lympne safari park. It is only a few minutes' drive to the M20 for London, Sandling and Folkestone West station and the Channel Tunnel and we can be in Ashford in under 20 minutes for the high speed train that takes 36 minutes to get to St Pancras, so you can be in the centre of London in under an hour door to door. It is not far to the sandy beach at Dymchurch or the Cinque Port town of Hythe with its variety of individual shops, pubs and restaurants as well as three supermarkets
