The Tour

Reminiscent of New York's Flatiron Building, the slim silhouette of the structure cuts an angular shape against the sky above. The original external brick walls have been impeccably restored, with plasterwork repointed in lime and Crittall-style heritage windows introduced above brick windowsills. Quite unique in the terrace, the building rises high above its neighbours to create a simultaneously striking yet understated vision.

Entry to the apartment is down a discreet side passage, with the building itself accessed via a secure keypad. Inside, original concrete stairs ascend to the apartment, which occupies the top two floors. A simple palette has been used: The parquet floors are reclaimed Douglas fir, with walls of exposed brick and supporting steel beams. Expanses of glazing punctuate the walls on three aspects, casting light over the open-plan living spaces. Underfloor heating runs throughout, powered by the air source heat pump that warms the entire apartment.

A dining area is currently situated centrally with the living room at the far end, although the versatile space would suit a variety of layouts. Exposed brick walls are accented by sections of lime plaster, which has been stained black with beeswax and olive oil, lending a beautifully polished effect. Ceilings are original pitch pine, and their structure has been left exposed to show the steel frames beneath. The same Douglas fir floorboards run throughout, creating a wonderful sense of flow between all spaces.

The kitchen is positioned near the entrance, delineated from the living spaces by a slight shift in level. Worktops are a smart, polished black Corian with built-in appliances, including an induction hob, oven and steam oven by Lamona; there is also a dishwasher and double fridge. Black cabinetry provides storage; a cut-out gap in the rear wall frames a window beyond with views over the sunrise in the mornings. The space is both minimal and sociable, with a breakfast bar below one worktop.

Slats of reclaimed Douglas fir surround the central staircase, creating an almost sculptural structure while allowing light to flow around the plan. The upper floor is home to two bedrooms, both with en suite wetrooms. The emphasis is on the structure of the building: Pitch pine ceilings have been left exposed, with copper piping similarly visible. Both bedrooms have built-in storage; the main bedroom has air-conditioning and a beautiful wraparound corner of glazing. The en suite wetrooms have teak flooring and glass doors, which neatly shut the shower area off from the bedroom when required.

The Area

There are many fantastic restaurants locally, notably Lardo on Richmond Road, the renowned Angelina’s on Dalston Lane, Elliot’s and Bright on Mare Street, and Pidgin and Violet on Wilton Way. The E5 Bakehouse, on the edge of London Fields, is excellent for freshly baked artisan bread and grains, and nearby Netil Market is a thriving hub of restaurants, breweries and coffee roasters. Weekly markets take place at Victoria Park and Well Street, and Broadway Market has a reputation for some excellent places to eat and drink; it also hosts a food market on Saturdays.

London Fields, with its renowned lido, is a one-minute walk away. Victoria Park is ten minutes away, while Hackney Downs Park is a 20-minute walk to the north.

London Fields Overground station is opposite the apartment, running quick and direct services into Liverpool Street. Haggerston and Dalston Junction Overground are also nearby and run direct services to Stratford and Highbury & Islington. Bethnal Green Underground station, easily accessible by both Overground and bus services, has excellent links to central London via the Central Line.
