House For Sale £1,350,000
Beaufort Cottage, Winters Lane, Midhurst, West Sussex GU29

Description
Believed to date from the 1600s, Beaufort Cottage was formerly a Cowdray foresters' cottage. The property has been much improved
and extended over the years but now offers an incoming purchaser the opportunity to further improve. Unusual in a timber-framed
property of this era, there are good ceiling heights on both the ground and first floors. The house boasts many of the period features one would expect, including a large inglenook fireplace with log burner in the drawing room and a number of exposed beams. To the ground floor, all of the principal rooms are a good size and offer access directly onto the surrounding sun terraces.

Of note is the garden room, which was added in 2004. Southerly in aspect, the front of this room is glazed allowing it to be flooded with
natural light and give outstanding views south over the surrounding countryside towards The Downs.

Gardens and grounds
Occupying a position of great privacy, Beaufort Cottage is set well in its own land of approximately 0.87 acres. The property is approached up a quiet country lane, with the property itself sitting behind a mature hedge. The house is bounded to the south by large sun terraces, the position making best use of the natural light and views throughout the day. The formal gardens and grounds are mainly laid to lawn. To the north of the garden, is a raised lawned area with a garden shed, with a well-stocked ponds, joined by a
waterfall, a haven for wildlife.
