House For Sale £2,150,000
Ambler Road, London N4

Description
Impeccably designed by the current owners in collaboration with cairn architects, this four-bedroom house is a wonderful marriage of contemporary details and original Victorian proportions. Positioned on the peaceful Ambler Road, between Finsbury Park and Highbury, north London, the voluminous interior spaces have been realised to the highest standard and exemplify painstaking attention to detail. There is a professionally landscaped rear garden, home to mature apple trees, pear trees, agapanthus and roses, and many other hardy perennials.

The House

The house has been featured in many renowned publications since its completion in 2019, including The Telegraph Magazine, Living Etc. And the forthcoming publication House London. It is also the subject of a much-followed Instagram account, @highfidelityhome, where the renovation has been thoroughly documented and beautiful vignettes of this home, as well as the owners' new project, are shown.

The Tour

The house is set back from the street behind a carefully maintained front garden. Ornate white stucco detailing clads the façade of London stock brick, creating delicate detail and complementing the front pathway by London Mosaic.

The original Victorian front door opens to a generous hallway, where there is a run of large cupboards that conceal storage for coats, shoes, buggies and scooters. Mosaic tiles in a polygonal formation, also by London Mosaic, lead to the living room on the right-hand side of the plan and the kitchen at the rear.

A beautifully bright space, the living room is flooded with light that enters through a reconditioned Victorian bay window at the front of the plan. Walls are painted in Farrow and Ball's soft pink 'Setting Plaster', and floors are a recently-laid tumbled oak parquet. A reclaimed fireplace provides a handsome focal point below, while a Nelson Bubble light by Herman Miller hangs overhead. An internal Crittall-framed window to the pantry further aids the flow of light around the plan.

The kitchen and dining room are situated at the rear of the house and exemplify a wonderfully contemporary approach to living. The fully bespoke kitchen is by Blakes London and contains cabinetry in Farrow and Ball's 'Studio Green'. The Carrara marble island holds a dishwasher by Siemens and a sink area by Villeroy and Bosch; there is also a Quooker boiling water tap in an antique brass finish and a double fridge/freezer by Fisher and Paykel. A large Smeg range cooker sits centrally below a concealed extractor fan. Storage takes the form of a concealed breakfast cupboard, as well as a full-height larder. Internal Crittall doors open to a pantry with a wine fridge, bespoke wine storage cabinets and second dishwasher, topped with the same beautiful Carrara worktops.

Full-height, full-width Crittall doors illuminate the dining area and welcome light into the space, which is currently positioned below two expansive skylights. The doors open directly to the garden, creating a wonderful sense of flow and easy indoor/outdoor living. A micro-concrete floor with underfloor heating extends below, while Bose speakers have been built into the ceiling above.

The original staircase, which has been extensively restored to its original wooden finish, ascends to the first floor and the two bedrooms that lie therein. The main bedroom has walls in calming 'Incyra Blue' by Farrow a d Ball, with impeccably remodelled cornicing above. Tumbled oak parquet in a natural finish clads the floors here also, and a reclaimed cast-iron fireplace makes a smart focal point. The bespoke walk-in wardrobe by Mathers and Hirst includes a high-level storage area for suitcases. The en suite is clad in 'Calcatta Oro' marble tiles by Mandarin Stone, with sanitaryware by Duravit and a Hans Grohe shower.

The second bedroom on this floor is wallpapered in 'Gable' by Farrow and Ball, in their 'Setting Plaster' colourway. The wonderfully soft wool carpets are by Danish company Hammer.

The second floor is home to two bedrooms of similar size. One space has walls in Farrow and Ball's 'Babouch' and 'Cabbage White', while the other has walls in 'Dix Blue'; the latter has built-in wardrobes, again by Mathers and Hirst. A cupboard on the landing conceals a washer, dryer, towel storage and a hanging area. The family bathroom is a calming, neutral space with sanitaryware by Duravit, taps and shower by Crosswater and cement floor tiles by Popham Design.

Outdoor Space

Accessed through full-height, full-width Crittall doors, the professionally landscaped rear garden makes a beautiful spot for relaxing and dining; it has an inbuilt gas barbecue with concealed gas cannister storage. The space is home to two mature apple trees, as well as pleached pear trees along the rear fence. Other copious planting includes buxus topiary, dwarf agapanthus, David Austin roses and a wonderful variety of other hardy perennials. Built-in lighting illuminates the space in the evenings, discreetly hidden in the rear wall, steps, and flowerbeds.

The current owners have recently installed a smart watering system, with pop-up sprinklers on the lawn and drip waterers in the beds. The watering automatically adjusts by weather conditions to avoid water wastage and can be controlled from a smartphone app. The rear shed has a power source for lawnmowing.
