2 bed Flat For Sale £525,000
Bridge Wharf, Old Ford Road, London E2

Description
Positioned in a tranquil spot by Regent’s Canal, Bridge Wharf lies adjacent to Victoria Park in east London. Occupying an enviable corner position in a late 20th-century block, this apartment receives light from three aspects throughout the day, which flows into the plan to illuminate its carefully considered design. There is a south-facing communal garden, as well as a shared courtyard that looks towards Bernold Lubetkin’s renowned Cranbrook Estate.

The Building

Completed in the early ‘90s, Bridge Wharf takes many of its architectural cues from Lubetkin’s master plan of the adjacent Cranbrook Estate. The Cranbrook Estate was designed to form a figure 8 – most evident from an aerial view – and Bridge Wharf pays a playful homage to this with the two curves of its east and westerly wings each forming half of that same shape. Bridge Wharf also nods to the Streamline Moderne architectural style of the 1930s, derived from the Art Deco movement, with its polychromatic brickwork lending a dynamic, horizontal movement to the curved forms. The cantilevered corner balconies add to this impression, visually continuing the sweep of the building.

Design details have been carefully considered throughout, creating a subtle sense of continuity. For example, the vision panel on the galvanised steel entrance gate is a laser cutout shape of half the building’s curve. Lighting on the connecting walkways is mounted near floor level, allowing a soft wash of light to flow over the soffits that curve gently away from Old Ford Road.

The Tour

The apartment is on the first floor, to which there is both lift and stair access. Oak flooring extends throughout the plan, radiating from the central hallway to all living spaces and the bedrooms. The apartment has two bedrooms, with the second currently arranged as a living area.

The living space has a north-westerly aspect, and is wonderfully light care of a large corner window that wraps around the room. The glazing frames views over trees and a playground beyond, allowing a particularly beautiful quality of afternoon light into the space. Two walls are painted in Farrow and Ball’s ‘Babouche’, adding a dash of colour and warmth to the room.

To the south of the plan lie the dining room and kitchen. The latter is positioned to the right, with the dining room occupying the adjacent space. With views over the Cranbrook Estate, both rooms receive all-day sunshine that flows over their pared-back, neutral palette. The kitchen has white Formica cabinetry, and a red-painted upper section of the wall makes a striking statement. The sink and splashback are stainless steel, appliances are built-in, and the overhead cabinetry has uplighting and task lighting below. A pair of French doors open directly from here to the south-facing balcony and welcome light into the room.

Supremely peaceful, the main bedroom overlooks verdant treetops outside. The palette of oak floors and white walls continues, ensuring the room is in harmony with the main living spaces. This is a generous room, with plenty of opportunities to introduce storage or even set up a home working space.

The main bathroom is positioned off the hallway and has been decorated using a smart palette of flecked grey porcelain tiles and ‘Studio Green’ paint by Farrow and Ball. The darker tones create a mature contrast with the lighter shades found elsewhere in the apartment, and have also been used in the shower room to create a sense of tonal continuity. In the main bathroom, an open shelf has been neatly cut into the wall by the bath for storage, and there is a large mirror positioned over a sink with taps by Hans Grohe.

Outdoor Space

The south-facing balcony is accessed directly from the kitchen via a pair of French doors. Five-finger parquet decking extends underfoot and built-in planters surround the space. There is space for a dining table and two chairs to enjoy views of a lawned area and Lubetkin’s striking architecture beyond.

Bridge Wharf has a south-facing communal garden, which is framed by a brick wall to ensure peace and privacy. There is also a communal courtyard, which makes an excellent spot for sunny afternoons.

The Area

Bridge Wharf is positioned at the edge of Victoria Park and is only a short walk to Victoria Park Village, with its wonderful food and drink scene. Neighbourhood favourites include The Ginger Pig butchers, Gail’s and Pophams bakeries, Bottle Apostle and Jonathan Norris Fishmongers. Ombra, Bistrotheque and The Approach gallery, located just off Cambridge Heath Road, are also in close proximity. Victoria Park itself is bounded on two sides by canals: Regent’s Canal lies to the west while Hertford Union Canal runs along the southern edge.

The closest tube stations are Bethnal Green and Mile End, which connect citywide via the Central Line, Hammersmith and District lines respectively. Cambridge Heath Overground is a 15-minute walk away, with direct services to Liverpool Street taking approximately 10 minutes. There are excellent bus links into central and east London, with a direct bus from Victoria Park to Canary Wharf taking approximately 20 minutes.
