House For Sale £1,275,000
Willow Bend, Impington, Cambridgeshire CB24

Description
This wonderful four/five bedroom house sits in the village of Impington, close to the centre of Cambridge and its new station Cambridge North. Positioned in the middle of a crescent of houses of a similar age, it was built circa 1902 and has been recently renovated by the owners to create a contemporary home, with respect to the house’s original features. Extending over 2,200 sq ft internally, the house is surrounded by its gardens – now home to the owner’s chickens – set behind a lovely new willow fence.

Setting the Scene

It is thought that The Crescent was built by the Chivers Family to house managers of the farm. The family had started making the fruit they produced into jam from a barn, just off nearby Milton Road. In 1926 the family moved into the now destroyed Impington Hall.

Impington lies about three miles north of the centre of Cambridge. Whist the name is thought to have Anglo-Saxon roots – since it went on to be recorded in the Domesday Book of 1086 as Epintone – it is thought that this part of the country was settled first by Ancient Britons, and then again by the Romans when they invaded. In fact, there are several roads in the village which are thought to have been based on Roman roads.

The house has been renovated by the current owners, one of whom is a specialist in plastering. Hence, there are brilliant examples of Venetian and Moroccan plastering, as well as Taddelakt throughout the house.

The Grand Tour

A door complete with its original stained glass opens into a hallway, with Venetian plaster applied to one wall. The corridor leads to the rear of the house where it opens into a wide open-plan kitchen, dining and living room. A new wall of west-facing Crittall-style windows bathe the room in light throughout the day, and open onto a terrace, connecting the inside with the outside. A smart DeVol kitchen sits on one side of the room, painted their Bakehouse Green, with open shaker-style shelves and micro-cement worktops which match the hardy micro-cement floor below.

Opposite is a snug corner, with a bold blue plaster wall, warmed by a woodburning stove. There’s a pitched ceiling here, with a generous skylight, adding to the room’s feeling of volume and light. Doors lead into a useful pantry lined with open-shelves and a utility room, complete with airing cupboard. There is also a handy coat and boot room.

The sitting room sits on the south side of the house. With original stained-glass windows and an ornate fireplace, the room has been plastered in a combination of light pink and dark aubergine tones, lending the space a feeling of calm and intimacy. Adjacent is a useful study with original floorboards underfoot and another decorative fireplace surround. This room could double as a fifth bedroom, serviced by the downstairs shower room and WC also located on this floor.

The staircase ascends to the first floor where the four generous bedrooms are located, all with different colour schemes and served by a shared bathroom. Here one wall is home to a wonderful mural of a pelican, and a wall of Viero Hydro plaster. The principle bedroom, with a wall of floral wallpaper, has an en suite shower room. Both bathrooms have new fittings, by designers including Victoria + Albert.

The Great Outdoors

The garden is surrounded by a beautiful willow fence. To the rear of the house, the owners have built a terraced area, perfect for outdoor dining. It is home to a fitted bench which enjoys lots of sun, and is flanked by two mature olive trees, giving the terrace a wonderfully Mediterranean feel. There is also a large shed, perfect for storage. The front of the house is mostly laid to lawn, with flower borders too, and a wisteria growing up the house’s façade.

Out and About

Impington is a sought-after village, just north of Cambridge (3 miles from the city centre). Impington and the neighbouring village Histon have a nursery, infants’, junior and secondary school. There is also a range of shops and other services. The village is served by the Guided Busway with an estimated journey time to the Cambridge Science Park of just three minutes. Walking and cycling into Cambridge is easy; the centre of Cambridge being about 15 minutes by bike via wide, safe and well-lit cycle paths.

Intimate in scale, the city has a wonderful selection of shops, pubs, restaurants and cultural events, with Kettle’s Yard and The Fitzwilliam Museum notable highlights. There is a Picturehouse cinema, and a broad programme of theatre, comedy and dance at The Arts Theatre.

The city is bounded by plenty of green, open spaces within easy reach, and there are delightful walks along River Cam, as well as punting through the meadows, and the city’s famous backs. Grantchester Meadows offers the opportunity for wild swimming.

Cambridge is world-renowned for its university and colleges, and the quality of its historic architecture. The colleges include Trinity College where Sir Isaac Newton studied, as well as Kings College Chapel which holds the world famous annual carol service which is broadcast worldwide. The centre of the city has a market square, which has been trading since the middle ages. Yet, it is also increasingly recognised as an international business hub, thanks to its growing technology and science industries.

The house is situated ten minutes via the Guided Busway to Cambridge North station, which in turn has trains to Kings Cross and St. Pancras in around 52 minutes, and Liverpool Street in approximately 90 minutes. There are also direct train links to Blackfriars and other London stations. The motorway network is easily accessed, with the M11 and A14 a stone’s throw from the house. Stansted airport is approximately 27 miles south, which can also be accessed via rail from Cambridge North station in under an hour. The nearest Guided Busway stop is also next to a fantastic new coffee shop, The Station House, which serves good coffee and brunch.
