Back Road West, St. Ives TR26

Description
Historic Cottage On Porthmeor Beach With Fantastic Sea Views! This mid-terrace property, in need of renovation and situated on the beautiful Porthmeor Beach, has superb sea views. There is historic access via a floor hatch, down to the door onto the beach which is currently boarded up.

Seal Cottage is located on the beautiful Porthmeor Beach and offers incredible, uninterrupted sea and coastal views. These panoramic views incorporate Man’s Head, Clodgy Point, The Island and St Nicholas’s Chapel. The entrance door on Back Road West is shared with the neighbouring cottage, St David’s, and opens to a vestibule; off which are both front doors. A proportion of the accommodation in St David’s cottage is above the bathroom and kitchen of Seal Cottage, creating a partial flying freehold.

Originally a fisherman’s cottage built 1840 – 1850 that still has the hatch in the living room which, when opened, allowed the fishermen of a bygone era to descend to beach level by a ladder and walk through the door directly onto the beach. The hatch and beach door are boarded up and have not been used in a very long time.

The cottage needs the interior accommodation renovating. It has not been registered as a listed property by Cornwall Council, it is in a conservation area. There are double glazed windows beachside and there is gas central heating.

The accommodation on the ground floor of the cottage is elevated from the sand level which retains the rooms privacy and enhances the views. It comprises a living room, kitchen and bathroom. The first floor comprises a small single bedroom and a double bedroom.

Seal Cottage stands in the heart of Downlong, on the beach frontline alongside Atlantic Cottage and the historic Porthmeor Studios. The studios are still celebrated for its fishing connections and the cellars are still used by fishermen. The studio spaces for artists are possibly the oldest working studios in the country and known for the internationally significant artists who have worked in them.

Step outside & explore the local area:

Porthmeor Beach is family friendly. There are award winning restaurants and an excellent and hugely popular surf school. Tate St Ives is above the beach attracting worldwide visitors all year round.

The coastal path can be joined at Porthmeor West leading you out to Clodgy Point. Porthgwidden Beach on the other side of the Island is less surf orientated and popular with families and the early morning swimmers.

Bamaluz around the corner is dog friendly all year round and accessible when the tide is out. The harbour is still a working harbour and is busy, bustling and utterly charming

Harding Laity think:

Without a doubt this is a rare opportunity to buy a cottage on the beach with fantastic sea views. What do you think?
