2 bed Flat For Sale £625,000
Tressillian Road, Brockley SE4

Description
Generous two bedroom first floor flat with Freehold-share and a large communal garden, set within a tall and handsome Brockley Conservation Area semi.

Walk five minutes to St Johns Station, or 11 to Brockley Station. And Brockley Market (a long-running classy foodie one, which runs on Saturdays 10am-2pm) is an under-five minute walk from your door. You’re also really close to Hilly Fields.

The house has a lovely Victorian street lamp outside, and you have a shared grand front door to the shared hall. Take the stairs to your own front door at first floor level. Open this to a welcoming hall and to your left are your bedrooms; the master is over 14 feet by over 9 feet - with smart bespoke built-in closets to the ceiling. The second bedroom has a lobby entrance, with the bedroom area at over 9 feet by over 7 feet. Both bedrooms have pale carpets, and large sash windows with plantation shutters.

Directly ahead from the front door, you’ve got a swish internal shower room (which has been recently renovated). Find classy ceramic tiles here, with contemporary fittings and sanitary ware. Under-basin and shelf storage also features.

Right from the front door, down a couple of steps, and swing a left into the kitchen. This has a sash window, and modern fitted units paired with wooden counters. Part-glazed double doors here open to the big double-aspect reception room - of 13 feet by nearly 14 feet, with two sash windows and a central feature fireplace.

We’ve mentioned your two closest stations. It’s also an easy walk to New Cross, Ladywell, and Lewisham and Deptford DLR stations. You’re well-placed for buses as well - with Lewisham Way at the foot of the street.

The big shared garden gets loads of afternoon sun, and for larger green expanses… very local parks include Hilly Fields (with such good views) and Ladywell Fields. Walk about half an hour for Greenwich Park.

This is such a pretty and well-connected spot. You’ve a Brockley postcode (SE4) but you border SE8, SE14 and SE13: You can enjoy all four therefore. The Talbot pub is a strong local, as is The Brookmill. Middleton coffee shop is a good tip for fantastic coffee, pastries and brunches, and check out Chicha (serving vibrant Peruvian street food) and Le 5 Terre (offering fresh homemade pasta and sauces).

Brockley has nice independent restaurants such as The Orchard, l'Oculto Cocina and The Gantry, and cool cocktail bars: Brickfields, Joyce, and Brockley Brewery of course - who deliver.

The Deptford High Street area including Deptford Market Yard is searingly-cool: With bars, night spots, cafes, restaurants and breweries. We particularly rate Marcella, Isla Ray’s, Stockton and Villages.

Central New Cross is close, and has a contemporary art gallery within the Goldsmiths campus (Goldsmiths cca), plus a great variety of pubs; we like The Amersham Arms there opposite nx Station. And Meze Mangal (on down Lewisham Way) serves up good value Turkish grub.

Central Lewisham’s handy (about a mile) for mall shopping and markets, plus Sparrow restaurant.
