Harlyn, Church Lane, Ipswich, Suffolk IP6

Description
Overview

A rare opportunity to buy a well maintained and updated bungalow in the quant village of Westerfield just North of Ipswich. The natural light within the home is something special as the placement and size of the windows take full advantage of the South facing plot.

The constant modernisation of heating systems, windows and insulation make this a perfect home to deal with the rising prices of utility bills. With catchment to Rushmere Hall Primary and Northgate High, this a perfect home for a family looking to have the benefits of being near Ipswich but still maintain a more rural feel.

Why buy this home?

This four-bedroom detached home has served the current owners for the last 23 years. As you drive past the church and see the home, the first impressions are a very modest bungalow with a fantastic double entry drive meaning you'll never have to reverse off the property. You can tell it has been well maintained, with its manicured lawn and centre piece dark purple magnolia tree that was planted when the vendors first moved in. Via the gate to the right of the home you access the double garage that is neatly set into the back garden.

As soon as you enter the home through the front porch you immediately get a feel for the light that shines through the home. The porch is surprisingly large, allowing space for storage and a seat to make it easy to take you shoes off and store neatly. The roof of the porch was update and few years back from a flat roof that was prone to leak to the pitch roof that you see today. The glass secondary door makes the space feel very welcoming and invites you nicely into the home.

When you enter the hallway, you will notice how wide of a space it is but, the first thing your eyes are drawn to is the beautiful hemlock and mahogany floating staircase that runs along the right-hand side. This is complemented excellently by the engineered oak floor, put into the home 3 years ago, that lead you into the heart of the home.

After walking past the stairs, the hallway takes a left turn. To your immediate left is the dining room, an intimate space that comfortably seats six around the table but could certainly pushed to eight or ten if needed. The room features a window overlooking the front garden, carpeted floor and wall mounted light that give off great ambiance for a formal dinner.

Opposite the dining room is the bathroom and W.C. The bathroom is very spacious and received lots of natural light through its South facing window. The shower is at the end of the room and slightly round the corner to the left and was modernised only a year ago. The room has black tiled floor and beige tiled back splash. The toilet seamlessly fits into the built-in storage and countertop with a mirror above the sink. The centre piece of room is of course the large corner tub nestled in just under the window giving you fresh air when soaking. This was installed 3 years ago. The W.C. Is just to the left of the bathroom and is a small room with toilet and small sink.

At the end of the hallway are the two downstairs bedrooms. To the right, is bedroom three, the room has two windows, laminated floor, and double wardrobe. The room has more than enough space for a double bed but is currently used as a utility room and so currently houses a single. If it were not needed as a bedroom, this room would make for a fantastic home office.
To the left, is bedroom two which is used by the current vendors as the main bedroom. With a double wardrobe and chest of draws you won't be short of storage but that doesn't mean you have to sacrifice walkway space. Even with a double bed and all the storage, the room is still open and spacious whilst maintaining its cosy feeling. The floor is carpeted, and the room has two windows with the front one being much larger. All the windows in the bungalow have been replaced with triple glazed windows within the last 3/4 years.

Turning around and heading back down the hallway, the door at the end takes you into the kitchen. A square room with lots of storage space and natural light provided by the South facing window and glass door out to the conservatory. Both the floor and back splash are tiled for ease of cleaning, there is a breakfast table that seats three and there is plenty of countertop space. The kitchen is equipped with a water softener, dishwasher and electric hob and oven. It was updated 18 years ago, and so may require some attention if a modern kitchen is desired, but everything works well and so doesn't require immediate action. There is also scope for an extension backwards to create more space under permitted development. At the back of the kitchen is a door directly through to the lounge and a door through to the conservatory.

The conservatory was extended onto the building eighteen years ago and at the same time an extra walk through was taken out of the wall giving direct access to the lounge as well as the kitchen from here. This room is a favourite of the vendors as it is warm year-round thanks to its South facing situ and is a great place to watch the local birds. Often you can see kestrels, goldfinches, long tailed tits, and green woodpeckers in and around the garden. All the windows have blinds when needed and there is even a temperature control built into the electric window on the roof. When it gets too hot the window will open and vice versa but it will also sense rain and close before anything below gets wet. The conservatory will comfortably sit six people with space for the TV.

The final room on the lower level is the lounge that has a large double door walk through from the conservatory. There is also a door into here to the right before the stairs from the hallway. This large L shaped room receives an immense amount of natural light from the 3 windows, the front being very large, and the glass doors out to the conservatory. The floor is engineered oak, same as the hallway, that was put in once the underfloor polystyrene insulation was completed 3 years ago. The room was given its L shape when the previous owner removed a wall and extended the lounge which provides a snug area away from the main TV area. It also provides a great countertop space that can be used to lay out BBQ food or create a home bar. Coming further into the lounge you are centred around the beautiful fireplace which is currently an electric fire however it can be modified into a coal fire easily.

Heading up the stunning hemlock/mahogany staircase you are welcomed into a fantastic space that is the upper living area. This open space is made very cosy by the ceiling pitch and carpet floor giving it the feel of a hideaway. It is a perfect space for the kids to play in or for an adult to escape to a quiet place. However, the most notable thing in this room is the glass wall with double doors leading out onto a surprisingly large balcony that overlooks the garden and fields to the back. This is a fantastic spot for a morning coffee of late evening drink, or just to sit and watch the world go by.

To the right of the upper lounge is bedroom four and an airing cupboard. Bedroom four easily houses a double bed, has a large wardrobe, carpeted floor and a window that looks out to the neighbouring church. The ceiling has a slight pitch, as in all rooms on the upper level, giving it a cosy feel.
To the left of the upper lounge is the principal bedroom. The layout is much the same as bedroom four, but it is much bigger, and it has laminated wood floor rather than carpet. There is plenty of storage space in this room, it would certainly fit a small dressing area or sofa.

Outside

The garden is accessed via the rear doors of the conservatory or via the side gate that gives drive in access to the double garage. At the base of the garden is a tiled area with a pergola and outdoor seating which provides a phenomenal space for summer BBQ's and alfresco dinning. To the right of the garden is the garage and work sheds. They are currently used as home workshops and so are fully equip with power and insulation, the workshop in the garage however can be removed to allow for two cars to be parked within it. After the tiled outdoor seating area, the garden raises up slightly and leads to 70 yards of laid to lawn garden with hedges and trees running along the perimeter on either side. There is plenty of room for any kind of activity set or trampoline for children to play whilst you sit back and enjoy the sun.

The bungalow does also have sixteen solar panels on the roof that take advantage of the vast amounts of sun that the property sees daily. They are fully paid for and generate £600 per year for the homeowner to spend as well as providing all the hot water the residents require.

More about the area...

Westerfield is a small village two miles North of the County Town of Ipswich and most of the population resides around the crossroads in the centre of the village. It is well connected regular bus and train services into Ipswich and the neighbouring towns and villages. From Ipswich you can get to London Liverpool Street in just over an hour.

There are two public houses with restaurants within the village that are within walking distance of the home. Both are popular destinations of the local community. Finn Valley golf club is also a very short distance away. Unfortunately, there are no shops in the village but there is a Post Office service at Witnesham Baptist Church on Tuesday afternoons and Thursday Mornings. The nearest food shops are a short drive into town where there are several smaller but closer options, or it is within 15 minutes of an asda superstore.

The church that neighbours the home is dedicated to St Mary Magdalene. Just how long a church has stood on this site cannot be determined but it is mentioned in the Doomsday Book of 1086. It is considered one of the prettiest and most interesting of the churches in the Ipswich urban area.

As mentioned earlier, the catchment schools are Rushmere Hall Primary and Northgate High that have both received good Ofsted reports. There are several other schooling option with Ipswich from Ipswich School to Sidegate Primary. | Council tax band: F
